4 bedroom detached house
Key information
Property description & features
- Tenure: Freehold
This substantial village house is believed to be one of the oldest within Sheriff Hutton, and was once a brewery, owned and operated by Arthur Everett and known known as The Castle Brewery. The property offers characterful accommodation within an unusually large plot of approximately two thirds of an acre, consisting of superb gardens, which are located within the village development limits and may have some potential in their own right.
The accommodation is principally arranged over two floors, although the large attic and adjoining ancillary buildings offer additional scope to further enlarge. In brief it comprises entrance hall, sitting room, family room, dining room, kitchen, shower room, first floor landing, four double bedrooms and a house bathroom. The house has been in the same ownership for over 40 years and whilst it has been well maintained, it would now benefit from some updating and improvement.
Period features are evident throughout Middleton House, including sash windows, attractive fireplaces, cornicing, exposed beams and servant's bells. The earliest portion of the house is believed to be Georgian with alterations and additions made to the front of the house during the Victorian era. The house is principally constructed of brick under a clay pantile roof and still retains the fire insurance wall plaque to the front elevation.
An especially notable feature of the property are its lovely gardens, which are of a significant size and could potentially be subdivided to create a small pony paddock, if required. A hidden path extends along the western boundary and provides a direct link between the house itself and the former vegetable garden, this is known as 'Mr Everett's path' and enabled the former brewery owner to be able to access his vegetable patch without having to encounter his workforce! The entire site falls within the village development limits and may well have potential, subject to securing any necessary consents. The property is to be sold subject to an overage agreement, the terms of which are to be agreed.
Sheriff Hutton is a sought-after village occupying an elevated position between the Howardian Hills and the Vale of York and is easily recognised by the ruins of its tenth century, Medieval castle. The village benefits from a range of amenities, including a village shop and post office, primary school, pub and coffee shop/delicatessen. The City of York is approximately 10 miles south, with its mainline railway station from where London can be reached in less than 2 hours. Around 8.5 miles north-east is the market town of Malton, which in recent years garnered a reputation as Yorkshire's food capital and offers excellent shopping and leisure facilities. Middleton House can be found on York Road at the centre of the village, identified by our 'For Sale' board.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
