Sellers Story - University of Warwick was one of a few universities I had chosen to continue my postgraduate studies. Having visited all the other universities, my family and I simply fell in love with the Warwick campus and the surrounding area. Although as a student we could not afford to buy a property in this area, we had made it our goal to move to the area as soon as possible. Back in 1992, when our family had grown and we felt that we needed to move to a larger property we started our property search and looked at many options in and around Coventry but did not come across anything that made it attractive for us to move; that is until we came across our current home. I remember vividly turning to my wife and whispering the words this is the one as soon as we set foot inside the front door; and the rest is history ....


It is virtually impossible to pick out a favourite area in our property. There are no dingy box rooms or any negative feature you could attach to any part of the property. The whole house is filled with light and the split level structure gives it a lot of character and charm. We often find that our visitors feel so relaxed and comfortable that they do not wish to leave. Many have actually professed to this fact.

The use of a large well established garden, with ample room for a home office, is always a blessing particularly during the lockdown.

We have many fond memories, but to mention a few: children playing hide and seek in the lush garden hiding behind the trees; having water fights with the hose pipe while the kids were enjoying their powerful water guns; Having large barbeques with our friends and family in the garden, witnessing the joy and the happiness in the children when we celebrated Guy Fawkes Night with fireworks every November, as well as many, many more happy memories that are too numerous to mention.

We have enjoyed the peace and tranquillity the area has to offer as well as numerous beautiful nature trails for walking and biking in the immediate vicinity of the area.
We are downsizing and moving closer to our son and daughter.

Location - The property is close to virtually all the amenities you could wish for. Within a 10 min walking distance is Tesco 24 which is located within Cannon Park shopping centre incorporating a number of useful outlets such as Wilkinson, Iceland, Subway, Greggs and the Post Office + many more. Aldi too has a branch right next to the shopping centre. Sainsburys, Argos, Costco, Homebase, KFC, McDonaldss, Pizza Hut, Dominos Pizza, Oodles NOodles and Pets at Home are all within a 5 minute drive. A local convenient store, a small coffee shop, a Laundry, and a bike shop are also within a short walking distance of the property which we found extremely useful during the lockdown.

The extensive facilities of the Warwick University Campus such as huge modern sports facilities are also within easy reach. Warwick Arts Centre comprises of an art gallery, cinemas, concert hall and restaurant.

Furthermore, reputable primary and secondary schools such as Cannon Park (2 minute walk) and Finham (10 Minute drive or a walk through the shortcut) are well within the catchment area of the property.

The road network is of course second to none with more or less immediate access to M1, M6, M5, M40, M42, M69. Canley Station is also within a 5 minute drive, with regular services to Birmingham International Airport and Birmingham New Street stations.
