Description

Botany Farmhouse has been in the same ownership for over forty years and it is fair to say that the property is now in need of a certain amount of modernisation and refurbishment. The Farmhouse is Grade II listed and believed to date from circa 1780. The house is of stone and cob construction with a tile roof. It is set within a secluded setting and the charming property has a wealth of character features. The accommodation comprises the following: four double bedrooms with bath and shower rooms, three reception rooms plus a kitchen/breakfast room. The kitchen/breakfast room is at the heart of the house, off which there is a separate dining room. The sitting room has attractive exposed wooden ceiling beams with a large inglenook fireplace housing a wood burning stove. The cosy snug situated just off the kitchen/breakfast room also benefits from a wood burning stove set into an inglenook fireplace. Upstairs are four double bedrooms with a bathroom and two shower rooms; one of which is en suite.

Outside
Botany Farmhouse is approached via a track and there is a gravel parking area to the front of the house. The garden is mainly to the front of the property and laid to lawn with mature planting. To the side of the house is the field, the land in total extends to just under an acre. There are a couple of outbuildings; a large workshop and a store.

Location

Botany Farmhouse is situated on the edge of the village of East Lulworth which remains largely within the ownership of the Weld Estate.

The village is well known for its restored 17th century Castle which was ravaged by fire in 1929 and rebuilt in 1995. Near the Castle is a beautiful Catholic chapel, the first to have been built in England after the Reformation. The village also has a historic Anglican church and a charming thatched pub "The Weld Arms".

The Farmhouse is approximately 3.9 miles to Lulworth Cove on a spectacular part of the Dorset coast which has World Heritage status.

There are an excellent range of amenities at Wareham including an intercity train service to London Waterloo with a mainline station also at Wool.

Wareham is one of Dorset's loveliest market towns known as the gateway to the Isle of Purbeck.

The larger towns of Dorchester, Poole and Bournemouth are within easy reach.

Sporting facilities in the area include golf courses at Wareham, the Dorset Golf and Country Club and several fine courses around Bournemouth.

There is racing at Salisbury and Wincanton, hunting with the Portman, South Dorset and Cattistock Hunts. There is both river and sea fishing locally.

The bathing beaches are at Lulworth Cove, Durdle Door and St Oswalds Bay and a full range of water sports are along the Dorset coast with a large sheltered harbour at Poole, as well as the site of the 2012 Sailing Olympics at Weymouth.

The area is also well served by excellent schools both state and private.

Square Footage: 2,254 sq ft

Acreage: 1 Acres

From Wareham proceed on the A352 towards Wool. After approximately 1.4 miles turn left on to the B3070 towards East Lulworth and after approximately three miles the entrance to Botany Farmhouse can be found on the right hand side. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
