Background
This distinctive Victorian villa has been meticulously restored by craftsmen with an eye for detail that can only be expected from experienced locals with five building restoration awards from the Portsmouth Society, including three for Best Restoration.

Style
The Villa is built in an Italiante style with a striking balustrade detail to both the ground floor bay top and first floor parapet wall. Many similarities can be drawn from the famous Southsea architect, Thomas Ellis Owen and the property benefits from the preferred orientation of the period, East to West, which makes the best use of the light as the sun travels throughout the day. The villas were built in a grand style for the period with the outstanding Portcullis divider beneath an elliptical arch in the lounge, mahogany handrails and internal arches with corbeling.

History
Research through the directories and maps housed in Portsmouth Central Library have revealed some fascinating incites to Dock Mill Villa's history. Showing on the OS map of Southsea of 1867, Dock Mill Villa and its neighbouring villa, to the north, were located either side of the brewery barrel yard. The accompanying map of 1878 shows a diagonal path through the brewery barrel yard to the rear of Dock Mill Villa, allowing the occupant direct access to the workplace. The original doorway on to the site can still be seen in the brickwork of the rear garden wall. Between 1870 and 1873 the brewery owners, George and John Rice opened the Brewery Tap, next door to the brewery on the site of the present day Phoenix, so named after the brewery fire of 1870. A third Rice brother, Thomas, is shown as living in Tap House, Dock Mill Brewery in the 1875 Post Office Directory of Traders. By 1886 the Rice Brothers appear to have re located and Dock Mill Villa is occupied by Mr Anderson a Chief Engineer.

Location
Duncan Road leads up to Albert Road, the vibrant cultural hub of Southsea with a comprehensive range of boutique shops, cuisines from around the world in restaurants, cafes and takeaways and some of the most popular bars and music venues in Portsmouth. The real highlight is the iconic Kings Theatre opened in 1907 with a seating capacity of 1600 and venue for many popular touring shows throughout the year. Southsea Common and the Sea Front are within half a mile to the south with a plethora of leisure pursuits to be enjoyed. Southsea in general is an up and coming sea side resort which now hosts the Americas Cup World Series and the fast growing Victorious festival which host some of the most successful artists from past and present.

Accommodation
The two reception rooms are divided by a distinct elliptical arch with a rarely seen portcullis divider which neatly rises into a first floor wall to enjoy the two rooms opened through or equally brought down to separate the rooms for your desired functions. Engineered oak flooring runs seamlessly between the two rooms and matching exposed brick fire places with slate hearth and handmade surrounds compliment the symmetry. A lean-to conservatory with decorative tile floor leads onto the rear garden. The shaker style kitchen breakfast room at the rear has pencil rounded solid oak work surfaces with a hand routed draining board and an inset Belfast sink to match the period. French doors at the rear throw open into the rear garden, extending the room beyond the building. A cloakroom and under stair storage cupboard completes the ground floor accommodation. On the first floor 80/20 quality wool carpets run throughout the bedrooms and landing. The master bedroom spans the width of the house with two double glazed windows, one with a unique archway and a feature cast iron fireplace and surround. Both of the other bedrooms are doubles with an en-suite shower room to the rear bedroom with another arched window. The family bathroom has a fresh white suite and light streams in through the south facing window. The enclosed rear garden has a hand laid patio area using reclaimed scullery stones with steps leading to a landscaped garden of porcelain tiles, white stones and lavender bushes.
