A most interesting, detached house, built in the style of a School or Chapel as the name suggests - “Chapel Lodge”.

Situation
Canal Hill has long been a sought-after area of the town, the canal being close by, offering lovely tow path walks, and the town centre being within walking distance and on a regular bus route to bring you back home again. Devonshire Rise was built in 2004 and offers a good mix of property types, enjoying an elevated position with views out and over the town to the green hills of Devon.

The Property
Chapel Lodge is certainly something of the unexpected! Leave behind all the ‘modern house’ misconceptions, as this property cannot fail to surprise you. Certainly, the outward appearance suggests that this is not the same as the rest, but I was not quite expecting such high ceilings and spacious reception rooms. The sitting room almost deserves to be called the ‘drawing room’ with large arched windows and such a feeling of space. A large table and chairs fit most comfortably in the kitchen / dining room, while the granite covered central island unit makes a great breakfasting bar or food preparation area – spin round and the range is capable of taking care of the largest of roasts! A door from the kitchen opens out into the garden where a pretty pergola provides a pleasant seating area, most convenient for popping back to the fridge for another cold beer!

The house is arranged over three ‘half’ levels. The front door enters the lower ground floor; the spacious entrance hall has a cloakroom and provides access into the integral garage, the utility room and what is currently being used as a study but could equally suit as the fourth bedroom. To the side of the house is plenty of space for another garage to be built so you can see why the lower ground floor could potentially be converted into an annexe. The stair well leads up to the living area and the winds around to the first floor. The master bedroom has a large en-suite with a bath and a separate shower cubicle, the other bedrooms are also doubles and you will find the main bathroom here too. From the first-floor landing, you look down into the sitting room and from this perspective you realise just how high the ceilings are.

The gardens are also quite a surprise; the house sits quite centrally within the plot, steps lead from the back garden to a raised patio area and a further garden area is found to the side of the house. Even if an additional garage were built here, there would still be space left over. The front garden is a good size and could be utilised as additional parking if required but there is already plenty of parking in front of the garage and additional parking on the brick paved area.

This is a great house with plenty of character and certainly the only one of its kind in Tiverton!

The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 21, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
