Description - The land comprises a productive block of principally arable land (with a small pasture field) which is bordered by Welham Lane, Langton Brook and the River Welland.

Farmed in-hand by the vendors since 1997 the land has been cropped on an arable rotation and is currently cropped with oilseed rape.

The fields are relatively level and are bounded by established hedgerows.

On the southern edge of the land there is a narrow grass field which is relatively flat.
