Imposing Manor House with magnificent views over Lake Geneva.

La Bergerie is a very substantial Manor House constructed in 1968 in a traditional Vaudois style and refurbished in the early 1980’s. Situated in the quiet commune of Blonay, the property enjoys a peaceful and tranquil setting, protected by its own mature gardens, grounds and trees. The principal residence sits central to the sizeable land area of circa 17,000m2, enjoying uninterrupted, panoramic views to the South West over Lake Geneva.

Approached via a private driveway with electronic gated entrance, the Manor House is flanked either side to the rear by two near identical annex buildings, forming an enclosed, cobbled courtyard for the parking of cars and carriages.

Principal House
The manor house is of traditional construction with rendered exterior, stone coins, steep pitch tiled roof and dormer windows to the upper floors. Accommodation is arranged as follows:

Entrance Hall with cloakroom/WC. Fitted kitchen with adjoining conservatory/breakfast room leading on to the exterior terrace and gardens. Lada/store room. Dining room with exposed timber ceilings, part tile/ timber flooring, open stone fireplace with timber mantelpiece and double French windows onto the covered terrace.

Baronial style living room with full height ceilings, feature limestone fireplace, large sliding windows leading to the external terrace. A carved wooden mezzanine gallery and landing overlooks this impressive living space on two sides.
Master bedroom with private dressing area. Conservatory/summer room linking the main house to the indoor swimming pool with air de-humidification, sauna and plunge pool.

Lower Ground Floor:
Wine room, boiler room, cold store and defence bunker.

First Floor:
Two guest bedrooms, bathroom, shower room. Extensive mezzanine/galleried area with built in bar with refrigeration and seating area, music area, office, cloakroom and under eaves storage.

Second floor/Attic:
Office or bedroom. Attic and significant storage space

To the rear of the house is a courtyard area enclosed by the sizable annex and workshops, constructed in the same style as the main residence.

Guest/staff Annex:
Laid out on the first floor and comprising two independent apartments with two and three bedrooms respectively with living accommodation. Adjoining triple garage with roller shutters.

To the opposite side of the courtyard, is a separate workshop complex comprising workshop, tractor storage, laundry/utility room and boiler room/technical room. Woodworking workshop and hayloft.

La Bergerie benefits from mature landscaped gardens on all sides, planted with mature lawns, flower beds and fruit trees. Walkways that wind up and down the various levels and around the garden perimeters provide constantly varying vistas, enclosed by tall ewe hedgerows. To the NE corner of the property is a hard tennis court, a large kitchen garden with extensive planting areas and glass housing.

To the front of the main house is a large lawn area with running fountain, offering beautiful views to the East, South and West across Lake Geneva. A pond and summerhouse area provide a peaceful corner of the garden in which to relax and enjoy the verdant and natural environment.

La Bergerie offers the potential for renovation or refurbishment, or possibly the redevelopment of the whole site, subject to the necessary planning and buildings consents.
