Description

Skiff Wood is a delightful mixed woodland containing a core of commercial timber, but also with areas rich in biodiversity and wildlife. The site enjoys stunning views over the Renfrewshire Hills and towards distant Ben Lomond some 25 miles to the north and provides a purchaser the opportunity to get back to nature and enjoy an area of woodland they can call their own, but also benefit from a commercial timber investment over time. The majority of the commercial timber at Skiff Wood was planted in 2000, with areas of replanting in 2012 and most recently in 2020. Parts of the wood are older, dating to the 1920s and 1950s, and the plantation links these former woodland areas together. The wood has great character that can be enjoyed from a circular track, with scope to clear and improve a number of viewpoints.

The primary timber species present is Sitka spruce. The property extends to an area of about 43 hectares in total. The land is sloping and lies between 100m and 210m above sea level with a northerly aspect. A detailed compartment schedule and plan are available on request from the selling agents.

Growth rates in the commercial trees are generally good and the timber on the property is now primarily at mid-rotation stage, so probably 15 years away from harvesting. Areas of larch were felled in 2019 and these were replanted with mixed woodland in 2020 which will require some maintenance until established. There is a popular circular walking path around the property.

Sporting Rights
Sporting rights are included with vacant possession. Roe deer are present and there is a current agreement in place to manage the deer population. A previous owner of the property has reserved rights to access the woodland to take game or vermin, but we understand there is no recent history of these rights being exercised, if at all.

Mineral Rights
The Land Certificate is silent on mineral rights. In so far as they are owned or excluded by statute, the mineral rights are included in the sale.

Timber
All standing and fallen timber is included in the sale.
