THE LAND

The agricultural land predominantly slopes to the south. Whilst the land in all extends to some 11.68 Ha (28.87 Acres) the ploughable land equates to some 10.4a Ha (24.82 Acres) approximately. There are no services in the fields. Vehicular access is via a field gate to the north west of the property. The land is mainly southerly aspect and has been classified as Class 3.2 according to the The James Hutton Institute. The general soil type is capable of average production though high yields of barley, oats and grass can be obtained. A delightful wildlife pond has formed in the centre of the land and a small woodland planted under a grant 30 years ago. The fields provide shelter and privacy to the boundaries of the farm cottage and have fenced boundaries. The land is offered with vacant possession. We understand from the vendors that a water main runs parallel to the field site and that the land is piped for underground irrigation, though this system has not been used for many years and no survey has been carried out on its’ condition.

LOCATION

Westfields Farm is located on the periphery of Rattray, a rural village less than a mile from Blairgowrie and an area highly regarded for soft fruit production. The name Blairgowrie means “Plain of Gowrie” in Scottish Gaelic. By the end of the 18th century the Blairgowrie area was a huge centre for growing flax with 12 spinning mills being set up. Blairgowrie is now the focus of the Perthshire soft fruit growing industry and is hugely popular with golfers and anglers. It is also the main start point for the 60-mile circular Cateran Trail that walkers can follow around the historic drove roads used by cattle rustlers. Blairgowrie is a busy market town with a bustling high street providing a number of independent retailers, cafes, restaurants, bank, post office, primary and secondary schools together with health centre, cottage hospital, churches, leisure centre with a swimming pool and a wealth of community interest groups. Perthshire is a county offering a wealth of recreational opportunities. Blairgowrie is the gateway to Glenshee which caters for year-round sports including skiing, golfing, mountain biking, abseiling, hang gliding and paragliding. The River Ericht flows through the centre of the town providing riverside walks and salmon and trout fishing. For golfers there is the highly regarded Rosemount course in Blairgowrie are also three courses in Perth, two courses in Alyth and numerous championship courses at St Andrews. A recreation centre and swimming pool are situated in Blairgowrie as are tennis courts and playing fields. This is a very pretty corner of rural Perthshire with an abundance of open countryside to enjoy for walking or cycling. Local primary schooling is available in Rattray and secondary schooling in Blairgowrie. There is a bus stop 400 metres from the property. Perth some 16 miles south and Dundee approximately 19 miles south east provide a range of restaurants, banks and professional services. The main line rail station in Perth provides daily services north to Inverness and south to the central belt including a sleeper service to London.
