secret courtyard, which captures the morning sun and has an ornamental water feature and Rose beds. Attached to the rear of the house are some useful outbuildings, which provide a workshop, store, boiler room and a gardener's loo. In all about 1.17 acres.


Ashton Keynes is a popular village on the edge of the Wiltshire/Gloucestershire border, about 5 miles south of Cirencester and retains excellent facilities for a village including a church, a community run shop, post office, a primary school and a pub.
There is also a thriving tennis club in the village and golf, riding and various water sports nearby at the Cotswold Waterpark. There are also nature reserves, walks, picnic sites and a number of bridleways. Further facilities can be found in Cirencester,
Malmesbury and Swindon and the A419/417 dual carriageway lies about 2½ miles to the east and connects the M4 and M5 motorways. Kemble Station, about 5 miles away, has direct services to London Paddington, scheduled to take 68 minutes, or
alternatively from Swindon, scheduled for 55 minutes.
