* Have you got a place to sell? Talk to New Home 4U, which is an Award Winning Estate Agent for Exceptional Sales for the past 2 years that puts us in the TOP 3% of Estate Agents in the UK, backed by ( ... ) and The Property Academy *

Do you like the photos? Then maybe you would like to view this home? One of the best things about New Home 4U is, we OPEN 7 DAYS a WEEK and are physically in the office just so that you can view, like no other estate agent in Flintshire.

The problem with suburbia as I see it is one of identity. Homes here are too far away from the centre of the action to feel part of it and yet not far enough to be a in a separate location with its own individuality.

With Drury however, a happy medium appears possible as it comes with its own facilities in the form of a pub and very impressive farm shop supplying all manner of good things, along with its own small restaurant. For the occasions when this is not enough, Buckley is minutes away and Chester or Broughtpn Retail Park not much further, offering the best of all worlds, while for any commuting needs you may have the A55 is just down the road, but safely out of earshot.

This home is part of a recently constructed development on the edge of the village, retaining views across open fields which give a country atmosphere. A neat hedge separates the pavement from the narrow strip of lawn to the front, while to the side is where the driveway runs past the home to the semi detached garage, shared with next door.

To the side of the garage is a short wooden fence with a gateway giving access to the enclosed rear garden. The front elevation features a canopy style porch offering protection to the composite front door and shelter for whoever has to unload the shopping in the rain. And also to trick or treaters at Halloween but nothing is perfect

Stepping inside we find an inner hallway with attractive wood laminate flooring where immediately to our right is the door into the ever useful downstairs cloakroom. This is a more spacious example than most and contains as you would expect, a lavatory and wall mounted hand basin.

Adjacent to here another door reveals a walk-in store cupboard, replacing the space usually found beneath the stairs where the Hoover lives, along with coats, shoes, old pots of paint and all the other detritus homes collect without it being noticed. This is where the gas combi central heating boiler is also sited, for ease of access during servicing. Opposite here is the door into the lounge.

This is a very attractive room, managing the difficult trick of being both spacious and simultaneously cosy. The area is kept pleasantly bright by the forward facing picture window, while the rooms principal focal point is provided by the wooden mantle piece and fire surround and the living flame effect electric fire it contains. In a home as modern and well insulated as this one, it is unlikely that this would be necessary for actual warmth but the charm of a flickering flame is undeniable and can add to the enjoyment of a quiet night in.

Passing the foot of the turned staircase, the remaining door off the hall reveals the kitchen/dining room. Usually these are words that strike fear and dread into me as so many of these dual purpose rooms are simply too small to fulfil either role successfully. Here however, this is not the case as the dining section easily accommodates a full sized six seat table along with a traditional Welsh dresser while still leaving space for an occasional armchair. Cramped, it is not. At the rear of the room a set of French windows open onto the rear garden, providing plenty of natural light and when appropriate, fresh air.

The remaining kitchen area of the room is similarly spacious and fitted out to the standard you have come to expect in this home. The virtually new looking white units are laid out in an L shape around the inner walls and feature everything necessary for comfort in the 21st century, including an integrated fridge and freezer, tower oven and ceramic hob along with an integrated washing machine and an integrated dishwasher. It may sound like a small thing but what captivated me was the attention to detail that allowed for an integrated wine rack beside one of the base units but maybe thats just me.

Outside there is an area of patio stretching the full width of the home, perfect for the BBQs that such a family oriented home is sure to encourage, before the remainder of the garden which is given over wholly to a lawn which slopes slightly down to the far fence. The lawn also covers the area behind the garage, making it slightly L shaped and thus, larger than may be first thought.

Climbing the turned staircase to the square landing, the first door we come to is that of a forward facing double bedroom. This is not the biggest double room on the planet but the double bed with its bedside cabinet, wardrobe and chest of drawers demonstrate its credentials.

Beside here another identically sized room is currently in use as a well appointed office, further revealing the versatility necessary in any home hoping to cater for a families changing needs through the years. Beside here is the side facing family bathroom which maintains the standards of presentation this home has led us to expect, offering a wall mounted heated towel rail/radiator, pedestal hand basin, lavatory and a traditional bath with electric shower above.

Next comes the principal bedroom, a comfortably large space made to seem even bigger thanks to the storage offered by the complete wall of fitted wardrobes removing the need for additional free standing furniture. From the large window we are treated to a panoramic view over the open fields to the rear, which is enough to put a shine on anyones morning. Another door in here opens into the en-suite where we find a repeat of the basin and lavatory in the bathroom and a corner mounted glass shower cubicle with fitted electric shower.

Finally, the remaining bedroom is of a similar size to the principal but without the benefit of the fitted wardrobes. However this is never an issue as there is more than ample room for a sensibly sized wardrobe along with the double bed.

All in all, if it is a spacious family home you are looking for, you have no intention of undertaking a renovation project beyond an occasional coat of paint and you want open spaces but nothing too remote or inconvenient, you owe it to yourself to view this one. Ideally located to give the illusion of country living but without the trials this can bring, it provides the flexibility of four bedrooms or, if circumstances demand, the opportunity to work from home in a dedicated office which beats the covid inflicted hell of the kitchen table any day.

Now, unlike the other estate agents, we actually OPEN 7 DAYS a WEEK and are physically in the office, so that you can view this home when you want but please respect the owners wishes, as they would yours and call us as we accompany every viewing [use Contact Agent Button]

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
