According to accepted wisdom, the most important aspect of any home is the one that cannot be altered however much money is put into making changes and that is of course, the location. In this, Bryn Mawr has a great deal to recommend it, being surrounded by well maintained and similar houses, a conveniently short stroll from the centre of town and all the facilities you need for day to day living. So its in the right place, but what about the house?

On first impressions this appears to be a fairly standard, modern two bedroom home on an unremarkable residential road but as my Mum & Dad always said, never judge a book by its cover.

An open front garden has been laid entirely to decorative gravel with two paved pathways connecting the home with the pavement, one of which continues past the home and through two wrought iron gates to the enclosed rear garden. Well kept hedges and shrubs line the edges of this area while to the front elevation is a brick porch containing the wood coloured UPVC front door.

Entering the porch we find a useful space for hanging outdoor coats and so on, along with the electricity consumer unit, easily accessible in an emergency. There is a semi glazed inner door that opens from here into the lounge with its quality wood laminate flooring.

This is a very pleasant room afforded plenty of natural light by the forward facing picture window and somewhere which, although not huge manages to contain one of the vast L shaped settees that are so popular today without feeling overcrowded. Indeed there is even sufficient space left for a small formal dining table along with the various additional items of furniture. At the rear of the room are a pair of semi glazed doors opening into the kitchen area, where the fun really starts

As we walk into the kitchen we are immediately confronted by what makes this home unique; the wrought iron spiral staircase leading up to the landing. At first this came as a bit of a shock I will admit but the more I looked at it, the more appealing it became and what is undeniable is the amount of space that has been provided by removing the traditional stairs that used to rise across these twin doors. Hard to visualise? If you come and see it, Ill explain.

Beyond the stairs we are left with a large room with fitted units to three sides and an attractive and practical ceramic floor. The sheer number of these units allow for all the labour saving devices you could wish for and still have space left for an enormous American fridge freezer. The sink and drainer unit is fitted beneath the window which looks out over the rear while additional light is provided by the other, side facing window. Beneath the sink is plumbing for the automatic washing machine and its accompanying tumble drier, this pair being positioned beside the back door.

Stepping outside we find ourselves in a large square paved area, the perfect low maintenance garden for the BBQ fiends among us or as in this case, an easily cleaned and maintained dog run. At the far side of this area stands a fence with a centrally positioned gate opening onto a stretch of artificial grass that runs across the front of a substantial pebble-dashed outhouse.
This is equipped with both power and light, being currently in use as an office for the present owners self employment although with very little modification could become the ultimate man-cave. Oops. Or woman cave obviously Now this is not a suggestion, but I recently visited a home with something similar, which had been transformed into a fully fledged pub. After suffering these recent months of having to drink alone in the kitchen, this is certainly something to think about. A wooden construction at one end of this building forms an additional extension and provides extra storage for tools, childrens toys, bicycles and so on, replacing the under the stairs storage lost by the fitting of the spiral.

And speaking of the spiral stairs, climbing these takes us to the landing running from the front of the home to the rear. Turning right into the rear facing bedroom we find a good sized double room, made to seem all the bigger by the one complete wall of mirror-fronted fitted wardrobes and opening these reveals that this size is not an illusion. At one end of the wardrobe, the storage space continues into the void left by the removal of the original staircase so once again, it shows that the stylised nature of the spiral stairs is far more than a mere gimmick.

Moving back along the landing we come to the bathroom about which, there is little to say. It is a traditional family bathroom which has been fully tiled throughout and provides us with a pedestal hand basin, lavatory and bath with an electric shower above it. Its one surprise comes in the form of a large storage cupboard set into the wall, again occupying space vacated by the original staircase and which is a useful touch.

Finally, moving towards the front of the home is the main bedroom which is of a very similar size to that in the rear, although if anything it feels (to me at least) slightly smaller. I think is is because of the amount of free standing furniture in here tending to overwhelm it as, along with the double bed there is also a large formal dressing table, linen basket, stools, full length free standing mirror and two large wardrobes, which is enough for any bedroom.Should your tastes by a little more frugal, the reward would be a spacious and airy room in which to lay your weary head.
