Location

Situated in the heart of the Scottish Borders, Borthside is located only 6 miles from the bustling market town of Hawick, and is well provided for with all necessary amenities nearby.

Edinburgh is 52 miles to the north by road and can be easily reached via the A7. The Borders Railway Line has its terminus at Tweedbank (19 miles) and connects the Scottish Borders with Edinburgh, making commuting on a daily basis easy. Both Edinburgh and Newcastle have airports, with an increasing choice of domestic and international flights, while Berwick-on-Tweed and Carlisle have mainline railway stations with direct services to London.

The Borders area is very well known for its range of sporting activities. The River Tweed and its tributaries are internationally known for the quality of their salmon and sea trout fishing. Numerous local golf courses, including the Roxburghe Championship Course near Kelso, cater for golf enthusiasts. As well as providing excellent sport and recreational activities Hawick offers a useful range of shops. The town is an integral part of the Cashmere Trail and is the major remaining centre for that industry in the Borders. In addition, the town hosts a number of spectacular events throughout the year, including the world famous Common Riding.

Description

Borthside is a modern family home which sits in wonderful gardens of about 2.75 acres. The house was completed in 2006 and has accommodation over two floors extending to about 4700 square feet. The majority of the accommodation is at ground floor level and is cleverly thought out into three distinct sections. A central hallway and vestibule sits at the heart of the house and gives access to the three sections. On the west side of the house is a large family kitchen with central island and granite worktops. There are a range of integrated appliances which include a double oven range cooker with gas hob, electric Neff oven and grill, coffee machine, microwave and waste disposal unit. There is also a fitted American style Bosch fridge freezer with water dispenser, and a Quooker boiling water tap. The kitchen is conveniently located adjacent to the dining room and utility room. The snug also sits off the kitchen and benefits from a covered terrace overlooking the garden. The utility room can provide everyday access to the driveway and features a range of built in units with granite work tops, an integrated sink and plumbing for a washing machine.

The drawing room sits on the south side of the house and is triple aspect. There is a centrally located gas fireplace and there are two sets of French doors onto a large terrace from where there are fabulous panoramic views of the rolling Borthwick Water hills – it is an excellent spot to enjoy the midday and afternoon sun. There are also two large studies on the south wing located off the hallway which provide exceptionally good space for home working. This property receives superfast broadband.

The bedroom accommodation is situated to the east end of the house. The principal bedroom has the superb southerly aspect as well as a walk in wardrobe, private patio and en suite which is fitted with a bath, shower, WC (with integrated Vitra V-care bidet) and twin wash hand basins. The two north bedrooms are both double aspect, with walk-in wardrobes and share an en suite bathroom whilst the fourth bedroom has a walk-in wardrobe and en suite shower room.

The lower ground floor features a swimming pool and there are four sets of doors which open out to the garden. There is a gym situated adjacent and also a changing room with WC and shower. Also at this level is the plant room which houses the swimming pool filtration system and Tesla batteries.

The south-facing gardens which surround Borthside have been expertly crafted in recent years by the current owners. On the north and east side of the house is a sheltered lawn with well-kept and colourful borders, enclosed by a range of shrubs and bushes. There is an area to the east of the house with a greenhouse and cold frame and a series of compost bins and to the west is a raised terrace with pergola and seating area where outdoor dining can be enjoyed in the summer months. To the south of the house a huge amount of ground works have been completed to create a series of raised, terraced beds installed with a self-watering system, which could be used for home-grown veg, shrubs or flowers. This makes for easy, low maintenance gardening and also has made space for the PV panels which face due south and create electricity which is then stored in the Tesla batteries, supplementing the running of Borthside. The lower garden is laid to lawn and runs down to the Borthwick Water. It is accessed by steps which have a pretty waterfall feature (fed naturally) which runs into the wildlife pond. The lawn is partly bordered by mature trees and to the west is a young orchard which produces fruit. The garden is bound to the south by the Borthwick Water which is host to a range of wildlife and brown trout. Finally, there is a small paddock next to the house which could be used to keep a pony.
