A beautifully restored, extended and upgraded character cottage nestled in the heart of this desirable historic community. It's a lovely blend of character and contemporary and needs to be viewed to be truly appreciated. With a very spacious lounge, kitchen diner, sunny garden, garage and parking.

This wonderful character cottage has been in the family for three generations. Originally built in 1730 as a detached cottage, it has gone through several different evolutions over the years before being totally renovated, extended and upgraded by its current owners in 2008. The result is a truly lovely cottage that balances character and contemporary beautifully, retaining and reusing many original features that were once covered up, such as the fabulous Yorkshire stone flagged floor in the lounge that was discovered, lifted and re-laid with under floor heating.

The cottage sits in the heart of Magdale, a small community near Honley dating back from the days of the handloom weavers, through the industrial revolution to the heyday of textile manufacturing. Today, this conservation area is carefully and lovingly looked after by the members of the Honley Village Trust, a charity that bought Magdale Fields and the Dam in the 1990's in a bid to preserve this area as an area of outstanding beauty that can be enjoyed by everyone in the community.

As you approach the property you can immediately see and feel the care and attention to detail that has been applied to create such a wonderful warm home. Before stepping down onto the front courtyard, take a moment to look around you. It's easy to see why this is area is so sought after with its interesting variety of cottages tucked away and the extensive canopy of trees that are part of the beauty of this conservation area.

Step inside and you're in a small entrance hall that opens into the lounge. Go in and prepared to be wow'd! This is one simply stunning room. It's exceptionally spacious with a large feature stone fireplace and multi-fuel burner that takes pride of place. The Yorkshire stone flagged floor was discovered under old flooring and carefully taken up and re-laid with under floor heating. On cold winter days, you'll be so cosy curled up in here.

At the back of the lounge are a couple of steps up to the kitchen diner which is an extension to the original cottage and built into the hillside. With two velux windows, there is lots of light. The kitchen area has an excellent range of Shaker style units with solid oak worktops and there's a 5 ring gas range for cooking meals for family and friends. The dining area provides ample space for a table and chairs and the 18 bottle wine cooler should keep you well stocked when you're entertaining!

Upstairs there are four bedrooms, one with an en-suite, and the family bathroom. The master bedroom is above the garage. This is an extension to the original cottage; however, a lot of care and attention has been paid to create a spacious room in keeping with the original, including using reclaimed timber ceiling beams. The stone mullion windows have been boxed in to create a warm contemporary take on the original style. This room has a useful fitted corner wardrobe and a very handy stylish en-suite shower room.

Bedroom two is also a large double and again has lovely feature ceiling beams and fitted furniture. Bedroom three is at the back. This is a single also with fitted wardrobes plus a door to the rear garden. Bedroom four is at the front. This is a small single which would also make a great office / study or perhaps a nursery.

The last room on this floor is the family bathroom. Like the en-suite, this is a very stylish room fitted in a contemporary style.

The property also benefits from a single garage which can be accessed from the kitchen plus off road parking for one car.

Outside - At the front there's an enclosed courtyard where you can sit and enjoy the afternoon sun and chat with those passing by. At the back, the garden is flagged with a raised area planted with shrubs. It can be accessed from the front via steps up the side of the garage or via bedroom three. This area gets the sun until well into the evening so it's the perfect place to relax with family and friends over a bbq or a glass or two of your favourite tipple. From the side there are views across the trees that are very much part of the charm of this area.

This house is in a great location to enjoy everything that this area and Honley have to offer. It's a pleasant walk along Mag Brook and through Magdale Fields into Honley and its shops, pubs and restaurants. Hinchliffes Farm Shop and the Rusty Bull Restaurant are a short walk away and it's a few minutes stroll to Spring Wood or slightly further to open countryside.

There's easy access to Holmfirth and the Holme Valley as well as to main commuter routes to Huddersfield, Manchester, Wakefield, Leeds and Sheffield. For train travelers, it's a short drive or a fifteen minute walk to Honley railway station where you can take advantage of the convenient hourly service between Huddersfield and Sheffield.
