FLOOR TEST: 2 OAK ROAD, STONE, STAFFORDSHIRE. TEST REF: 17354: DATED 31st MAY 2021.Further to our recent visit to the above address, we confirm having carried out a visual site inspection, and obtaining a sample of hardcore from the kitchen.External Brickwork:An external inspection shows no evidence of cracking or lateral movement of the brickwork below D.P.C. level due to sulphate action.Internal Inspection:A visual inspection of the floors shows no apparent damage co-incident with Sulphate Action on the concrete. It shall be noted, the floor test was difficult to carry out because of the laminate and ceramic tile flooring throughout, so the floor test was carried out under the worktop in the Kitchen where the washing machine was pulled out. The condition of the concrete floor slab is good and was approximately 125mm thick at the test location. There is no polythene membrane between the concrete and the infill as this was not a Building Regulation requirement at the time the property was built. The hardcore sample taken was an industrial / clinker type material and was slightly moist.Attached is the result of the analysis on the hardcore sample showing a Sulphate level of 1700mg SO4/Litre.This result corresponds to a grading of Class 3 as detailed in the Communities and Local Government Publication 07BD05094. Hardcore with a sulphate level of 1700mg SO4/Litre falls within the Class 3 grading 1600mg SO4/Litre to 3000mg SO4/Litre is the limit of Class 3. Conclusions:As stated earlier in our report, although no apparent damage is showing to the property co-incident with sulphate action on the concrete, the hardcore fill is slightly moist, and it is the combination of sulphate and moisture which causes structural damage to the floors and walls of the property.As the hardcore fill is slightly moist, with this Class 3 Sulphate Level and the fact that there is no polythene membrane present between the concrete floor slab and the hardcore, it is possible that damage could take place in the future to the floors and walls below D.P.C. to the property if, for any reason, there was an increase in the moisture content of the hardcore fill.
