Property description & features

  • Tenure: Freehold
* Guide Price £825,000 - £850,000 *

Words cannot describe this simply stunning three bedroom house within this very quiet and highly sought after riverside development.

Recently refurbished to the highest of standards and with no expense spared, the list of improvements is endless – but some of these include opening up the ground floor and replacing the kitchen with oak worktops and a custom fitted kitchen/bar, a full redesign of both bathrooms and cloakroom with Italian Marazzi tiles and Italian fixtures, a full rewire of the whole house by an NICEIC approved electrician, a full replumb by a gas safe engineer, new Vaillant combination boiler and radiators, rebuilt stairs, improved joists and sound insulation and even custom-built bedroom wardrobes. This just gives a small example to any potential buyer of the quality and attention to detail.

The property also has further potential to extend on the ground floor and loft conversion subject to planning permission.

Currently the accommodation offers a ground floor cloakroom, a very sociable open plan kitchen/living/dining room with access to an easily maintained level garden, and to the first floor is a landing with access to a useful boarded loft space, three good size bedrooms – one of which has an ensuite shower room – and family bathroom. To the front of the property is easy residents parking.

Location wise it is a commuters dream – a short walk over the bridge at the creek takes you past Waitrose and through to the DLR at the Cutty Sark for swift access to Canary Wharf, here too are all the amenities of Greenwich village and the beautiful open space of the royal park. All in all this is a wonderful house and as the original selling agents we can appreciate all the improvements made and would thoroughly recommend an early viewing.

What The Seller Says -

“It’s one of the very few freeholds in Greenwich West Ward that is on the river, and it has incredible potential to expand and increase the value of the house further by extending both in the loft and in the garden.

We love spending time in our garden, and we actually grow most of the veggies we eat ourselves. It’s like living a countryside lifestyle in Zone 2 London – brilliant! The area here is also a traffic-free zone, and particularly on the riverside it’s very, very quiet.

The area is safe, thanks to a gate and the CCTV managed by the management company and we also get up to two parking spaces in front of our home, concierge for packages when we are not home, well-tended gardens and lovely green areas.

It takes us around 10 minutes to walk to both Cutty Sark DLR or Greenwich DLR. Greenwich DLR station also has a train station next to it that takes us to Cannon Street and Bank in 10 minutes by train, and it costs as much as the tube because it’s within Zone 2 London.

We can be in Canary Wharf in 7 minutes by DLR and Bank in 10 minutes by train (or around 25 by DLR too).

Greenwich is the only place in this area of London where you can cross to the other side of the river without needing a car or having to take the tube, and we are 7 minutes away from the tunnel. It’s great that we can walk to Canary wharf in around 30 minutes from our doorstep. To top it off, Waitrose is nearby, as well as Asda on the other side of the river.

The riverside walk can take you straight to the O2 Arena as well – it’s around a 40 minute walk – or 20 minutes by bike. Between the Cutty Sark, O2, and Canary Wharf, we have everything we need very close by! The views over both Canary Wharf and the City are stunning, and of course Greenwich Park is beautiful; it’s great for picnics, running and playing tennis. We hope that the next owner(s) of this house appreciate it as much as I have.”

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 23, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 5, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
