Why you’ll like it
Tucked away within the prestigious enclave of Surrenden, you find a wonderful mix of architectural styles, all set within a peaceful and leafy environment. This studio apartment resides on the top floor of a well-maintained Victorian villa, with a red brick and cream render facade. Once inside the communal hallway, you are greeted with further examples or the original decor, and immaculate carpeted stairs take you up two flights to where your door is clearly numbered. You pass the most exquisite views across the city to get here, making it well worth the short climb.
Once inside, the main studio room is to the left and is a great size with three windows across two walls bringing in exceptional views across the rooftops and trees of Preston Valley to the south and the west. These also fill the room with natural light, and being on the top floor, there is complete privacy from outside. The décor is fresh in shades of blue with the woodwork picked out in white, and while this room is predominantly used for sleeping, it could easily house a sofa bed and a dining area below a dormer window. There is also built-in storage to maximise the floor space further.
Next door, the kitchen is separate with a breakfast bar for informal dining and plenty of storage in modern white units which have been paired with red glass splashbacks. Within these, the dual use microwave and oven and gas hob have been integrated, leaving space for a washing machine and an under counter fridge. Again, the views are a joy from here with ever-changing skyscapes and trees which turn with the seasons.
The modern finish continues in the separate bathroom which has a full-length bath with a traditional shower attachment above it. This homely space is finished by a vanity unit and a towel rail, and the whole flat has gas central heating so you can ensure instant hot water and a warm welcome home when the weather cools.
Agent’s thoughts:
While this area feels very suburban, you are just minutes from lots of lovely gastro pubs, such as The Park View or Preston Park Tavern, plus there are lots of regular and fast links into town or to London by train.
Owner’s secret
‘As a commuter, this place was just perfect. After a long day on the trains and in the city, you have your own haven to come back to, and you don’t miss having a garden with Preston Park so close by. Due to a change in work circumstances, I no longer need to commute, but I will be sad to let this flat go.’

Broadband availability and predicted speed: obtained from Ofcom on December 28, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 28, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 5, 2011 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
