Property description & features

  • Tenure: Share of freehold
Set to the top floor of a converted period public house, this share of freehold apartment has a loft style feel and a wonderful balcony with far reaching views.

One of 11 contemporary style flats, Indigo House was converted around 12 years ago and this home offers fabulous modern style living with a 19’ open plan lounge. There is an abundance of natural light with floor to ceiling patio doors onto the Southerly aspect balcony.

There is an added bonus of a very useful communal basement area for storage along with a small communal rear garden.

For the busy commuter, there is a choice of Overground Stations whilst there is an ample offering of independent bars, cafés and bistros nearby.

Offered chain free, your earliest attention to view is highly recommended to appreciate this fine home.

What The Seller Says -

This flat has been a great living space for me since I moved to Brockley and I will be sad to leave it behind. The lounge/kitchen area is fantastic for watching the sunrise and the large patio doors really bring the outside in. The balcony is great for sitting out with a coffee and reading a book in the sunshine as well as having the odd BBQ. The building is managed by two of the residents who are very good at organising any repairs/maintenance and always keep everyone well informed. There is a large basement which is great for storing bikes etc.

The location of the flat is brilliant for public transport. I work in the City and my door to door commute is just over 30 minutes, it is also very easy to get to London Bridge and Canary Wharf. With three stations close by and a good bus service it is always easy to get around. The TFL weekend night service has also recently been extended to the Overground and this now includes New Cross Gate station. I have found Brockley to be a lovely quiet and peaceful area to live. There is a farmers market on the weekend and a number of nice coffee shops, deli's and restaurants. Brockley even has its own brewery! New Cross is also very close by where there are more restaurants and some great bars.

Places of interest

Following great success in neighbouring areas it made sense opening an office in Brockley. We advertise our properties across all of our offices and this will really benefit any vendor or landlord in the Brockley area. Having an office literally a 'stones throw' from Brockley Overground train station will really attract commuters.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
