There is a stone wall surrounded seating area with direct views over Instow beach to Appledore and the estuary. To the rear, is a private and enclosed garden which has a fantastic array of specimen trees and plants, lawn and patio with a stone built workshop/outbuilding at the far end, which has the potential to be converted into a home office, summerhouse, or small annexe/holiday let, subject to planning and approvals.
