The land comprises 50% undivided share of a single enclosure registered as Common Land and subject to Public Access Rights (Countryside and Rights of Way Act), extending to approximately 3.55 acres or thereabouts. Along the southern boundary is a mature stand of Conifer trees which are subject to a Tree Preservation Order. The land is relatively level and is overgrown thus providing some conservational appeal.

METHOD OF SALE – FORMAL TENDER
The land is to be sold by Formal Tender, with a tender deadline of 2pm Thursday 10th June 2021 . All offers to be delivered to the solicitors, Nalders, North Wing, Bickland House, Bickland Water Road, Falmouth TR11 4SB in a sealed envelope clearly marked ‘Tender for 3.55 Acres of Land at Poldice’.
A digital copy of the formal Tender Pack is available from the Agents. The pack will contain the legal documentation with regard to the property, as well as useful further information including searches.
In order to conform with Money Laundering Regulations all tenderers are required to provide two forms of identification - certified photographic ID (Passport or Driving Licence) and proof of current address (recent utility/Council Tax/bank statement).
When submitting a tender on 10th June, a deposit cheque equivalent to 10% of your offer will also be required, payable to Nalders Solicitors. Whilst the vendor is not obliged to accept the highest or any offer, if one of the offers is accepted, the solicitor will sign the Tender / Memorandum of Sale whereby there will be a legally binding agreement with Exchange of Contracts taking place. Completion will take place on Thursday 8th July or an alternative date by agreement.
In addition to the purchase price, the buyers may have to reimburse the sellers the cost of the searches that have been provided, further details within the Tender Pack. Unsuccessful parties will have their deposit cheques returned.
