The majority of the land belongs to the Downholland 1 Soil Series, being deep stoneless humose clayey soils, calcareous and peaty in places. Part of Lot 2 is lighter in places with more sand content.

The property is oered as a Whole or in two Lots, as follows:

Lot 1: 28.28 hectares (69.89 acres) - hatched blue on the Sale Plan, the land is divided into four rectangular field parcels bordered by well maintained ditches. There is a North Level Internal Drainage Board Drain which runs parallel through the centre of Lot 1.

Lot 1 benefits from a right of access over a farm track marked brown on the Sale Plan. The right of access is subject to a 50% reasonable costs contribution from time to time.

There is a National Grid gas pipeline which runs diagonally through the centre of the most easterly field in Lot 1. An Easement for the pipeline is registered with H M Land Registry (Title Number: CB189234). There are ongoing crop loss and disturbance claims against National Grid due to insuicient depth of the pipeline such that the field is currently not farmed in the farm's normalised arable rotation, however there is a Stewardship Option over part of the land and a wild bird seed mix is being grown on part with a crop of grass intended to be established in 2021. The Selling Agents are in negotiations with National Grid to permanently remedy the issue caused by its pipeline.

Lot 2: 3.96 hectares (9.79 acres) - hatched green on the Sale Plan, Lot 2 is made up of a single arable field which has direct access from Crowland Road along the western boundary.
