Internally, the accommodation is incredibly versatile, well thought-out and adaptable to modern family living. The principal reception rooms feed off a welcoming hallway and are exceptionally light and spacious with numerous features like log burning stoves, bay window and stone
floors. The drawing room connects to an enormous conservatory overlooking the garden and surrounding fields.
At the other end of the house is a family sized handmade kitchen/breakfast room with multiple wall and base units including a movable central island and extensive adjoining pantry. Beyond is a large utility room with cloakroom and shower should the study be required as a downstairs bedroom. Above there are four double bedrooms with three bathrooms, two of which are en suite. There is also an external balcony with delightful views over the garden and rolling countryside.
Outside, there is a two storey detached annexe with its own living room, kitchen cloakroom and en suite bedroom above. There is plenty of gravel parking in front of the house and an additional three bay garage beside the drive. The driveway has been skilfully landscaped to meander around the orchard with a collection of specimen and native trees. Behind the house is a large barbeque terrace suitable for alfresco dining. The garden to the rear is mostly laid to lawn whist studded with mature trees, herbaceous borders and an ornamental pond which is a delightful feature.
To the front of the house is a very short walk to the centre of the village however when in the garden to the rear you are in open countryside with far reaching views of the Cotswolds.
Walnut Tree House is situated on the edge of Shiptonunder- Wychwood – a thriving village set in the rolling Cotswold countryside of the Evenlode vale, between Burford and Chipping Norton. Within the village are four excellent public houses, a post office with a shop, a large modern village hall, a doctors' surgery and a pharmacy with a library. There are sports clubs for Bowls, football, cricket and tennis as well as several social clubs, societies and volunteer groups. The new village hall was opened in 1998 and actively hosts anything from badminton to bridge clubs and Yoga lesson.
There are regular bus services from within the village, and a local train station. More regular services are available on the same line from Charlbury and Kingham.
Schooling in the area is excellent with a primary school serving both Shipton and Milton-under-Wychwood and a further well regarded independent preparatory school in the nearby village of Ascot-under-Wychwood. There is a range of public and private schools within easy access including St. Edward's, Magdalen College and Headington Girls at Oxford, as well as Radley near Abingdon and Cokethorpe near Witney and Kitebrook. Daylesford Organic shop and restaurant, and Soho Farmhouse are close by.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
