Accommodation comprises of a spacious interconnecting reception rooms, stylish kitchen breakfast room and modern downstairs bathroom on the ground floor. Further benefits on the ground floor is a small basement that runs the full length of the hallway.
Three bedrooms are located on the first floor including, a master bedroom, double bedroom & single bedroom that can be used as a home office. First floor also offers access into a full insulated loft that can be converted into STPP.
A west facing, low maintenance yet fertile outdoor space is located at the rear of the property and is access through the kitchen. A beautiful space to relax and enjoy the glorious afternoon sunshine.
The property is enviably located in a sought-after residential area within easy access of Turnpike Lane, Harringay, Finsbury Park and Manor House stations, as well as an array of fashionable shops, bars, cafes and restaurants in nearby Harringay Green Lanes. The area is well served by excellent local schools and within the catchment area of Woodlands Park Nursery School (rated Outstanding by Ofsted) as well as beautiful open spaces including Finsbury Park, Chestnuts Park and Downhills Park.
Owner's notes:
• We feel very lucky to live so close to green lanes. It's so convenient to be able to quickly pop out to some of the excellent shops such as Yasar Halim for their fresh fruit and vegetables, meet friends for a drink at the Salisbury or Jam in the Jar, or enjoy delicious food at the many restaurants.
• Being within the catchment area of Woodlands Park Nursery has been really great for us - our children attended the nursery, and in addition they offer other services such as baby groups, midwife appointments and health checks which is far more convenient than going further afield.
• The East-West aspect of the house means glorious sunshine streaming in at both ends of the day. It's lovely waking up with the sun at the window in the master bedroom, and quite equally having a glass of wine in the back whilst the sun goes down.
• The loft and basement have provided us with useful storage space.
• There are imminent plans for a low traffic neighbourhood in St Anne's (), which includes Harringay Road. As part of this a cycle hangar is planned on Harringay Road just a few houses up.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
