Immaculate throughout, with generous sun-filled rooms and four double bedrooms, this Victorian terraced house is ideal for raising a family. Spread over five split-level floors it is deceptively spacious and is immediately warm and welcoming. Much of its original character remains with wood flooring in almost every room and wide bay windows which have been double glazed for added warmth and energy efficiency. Modernised throughout, the interior is stylish with a blend of traditional and industrial features, and it has been beautifully maintained by the current owner. To the rear, the pretty, west-facing walled garden is also open to the south, so it receives sunshine right through the day, and being positioned on one of Brighton’s famous hills, you gain views from the rear across Preston Valley from the upper floors. For many families it is the exceptional school catchment which draws them to the area, but you are also within easy walking distance of three fantastic parks and Preston Park Station, so the London commute is a breeze. With so many attractive features, this property will not stay on the market for long.

Why you’ll like it:

Uniquely positioned on the westerly side of the street, this attractive family home sits at the end of a short Victorian terrace with a neat, red brick façade adorned with the architectural features of the period. It is set back from the road behind a neat slate-chip front garden and once inside, it is immediately clear this is a well-maintained and stylish home. High ceilings and wooden floors greet you, and the living room is first to the right.

With generous proportions, white walls and painted floorboards in pale-grey, this room feels light and airy with a bay window almost covering the easterly wall to bring in a wealth of natural light. A traditional wood burning stove warms the room during winter and there is ample space for the family to cosy up together on comfortable furnishings.

Steps lead down to the kitchen and dining room which was extended just 18-months ago to create a beautiful dining area with a wall of glazed French doors to the garden and oversized windows on the side walls to fill the space with light. During summer, it feels as though you are dining alfresco with the doors open, and the sun naturally warms the space throughout the rest of the year.

The kitchen is a great size with a modern, industrial feel using stainless steel work surfaces and cabinets alongside a range cooker and an exposed brick wall. Freestanding pieces have been used in here to complement the space where there is room for a freestanding fridge freezer, washing machine and dishwasher – all of which can be negotiable with the sale. Further storage is found in Shaker fitted units and the floorboards have been painted in light grey to echo the living room above.

From the kitchen, a door opens to a cellar space which is vast, so it provides a huge amount of storage. It would be possible with planning to dig down and create another reception area, home cinema room, den, workshop or home office – but as it stands it is a great space with lighting and electricity, so it would also work well as a utility room.

Outside, the garden is wonderfully private due to its position on the street. Contemporary linear fencing runs along the southerly wall while tall bamboos create a natural screen opposite, and a sweet 100-year old apple tree sits at the far end. There are two areas of decking for dining around and area of lawn, and well-established beds offer scent and colour throughout the year.

Returning inside, the bedrooms and bathroom are split over the upper three levels which adds to the sense of space within – akin to a lighthouse (or tardis as many have commented). There are two double bedrooms on the first level, both with wooden floors and ample space for freestanding furnishings alongside double beds. The rear bedroom has a large wardrobe which was built to fit the space, so this can also stay if need be.

Stepping up to the second upper level, the principal bedroom has a lovely bay window to mirror the room below it. A beautiful light streams in during the morning and double glazing to all the bedrooms ensures a truly warm and restful night’s sleep. The bathroom is conveniently next door with a modern take on a period style. The rainfall shower is above the bath and there are metro brick wall tiles alongside exposed brick for a stylish finish.

The fourth and final double bedroom has its own staircase and is part of a rear upper extension. The views are sensational from up here, taking in the school playing fields, rooftops and trees below big open skies which light up with glorious sunsets at dusk. There is some built-in storage in here and a wall hatch leading through to a substantial loft space – so storage is not an issue in this house at all.

Agent’s thoughts:

This is a home you feel immediately welcome in. It has been beautifully maintained and extended with a fine quality finish throughout, so you can move straight in with ease. The location is also incredible for families who appreciate the sense of community you find here in Balfour Road.

Owner’s secret

‘We have been here for 16-years, so the children have grown up here amongst the wonderful community on Balfour Road. The school catchment is fantastic, so the children had all their friends nearby, and there is so much to do locally as Preston and Blaker’s Parks are on your door step. We never felt on top of one another as we have a floor each – so the layout is great – especially for families with teenagers who like their independence. I no longer need so much space, but I want to stay locally as it is such a convenient and friendly area to live in.”
