Property description & features

Kitchen Hall Farm is an attractive Grade II
listed farmhouse, believed to date from the
17th century with gardens, outbuildings and
two cottages within the grounds. The internal
accommodation extends to an entrance hall,
two reception rooms, conservatory, kitchen/
breakfast room and a utility room. Of particular
note is the Inglenook fireplace with log burner
located in the sitting room, and the kitchen has
a range of fitted units and oil fired Rayburn.
The conservatory of traditional half brick wall
has views across the gardens, whilst the utility
houses the gas boiler, double sink unit and
plumbing for washing machines.
At first floor level there is a landing off which
are doors to two double bedrooms, one with
en suite wc. From a rear landing there is a
bathroom and third bedroom. Stairs from
the main landing to the second floor lead to
bedroom four and additional roof space storage.

Located on the south west east of the town
Kitchen Hall Farm is approached via Red Lion
Lane and has the benefit of looking onto
Harlow Common to the front aspect. The Town
Centre to the north west has been the subject
of tremendous investment in recent years, and
offers a comprehensive range of shopping
and entertainment facilities, with the main line
railway station giving access directly to London
Liverpool Street in under half an hour. The
market town of Epping is five miles to the south
and has an underground connection to the City.
Stansted Airport to the north offers superb
travel facilities to Europe and beyond, whilst the
M11 motorway connects to the wider UK road
network.

The gardens are an attractive mix of sweeping
lawns interspersed with shrub beds, and a
number of mature trees. To the west of the drive
is a sizable pond surrounded by trees, beyond
which there is a further lawn and the backdrop
of a hedge. The majority of the gardens are
close board fenced to the north and east, and
adjacent to the house is an all weather tennis
court. A heated indoor swimming pool is
located to the north of the house in an L shaped
weather boarded building having two changing
rooms and a plant room. Solar water heating
panels are attached to the roof.
Within the grounds is a C shaped outbuilding
providing garage and storage facilities for the
house and cottages and includes a games room.
To the rear of the house is a timber construction
housing the oil tank.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
