FURTHER PLANNING PERMISSION NOW GRANTED. The Barn at Holly Farm is an attractive Grade II listed hay barn and cow byre with elevations of natural stone beneath a clay tiled roof. The buildings are configured in an 'L' shape and are part two storey and part single storey. This will provide for an interesting conversion with considerable inherent versatility which will provide accommodation for a growing family but with the added option providing space for homeworking or annexe accommodation.

The property is set in a delightful established location adjacent to Holly Farm a substantial Grade II listed house with a further listed property Richmond House to one side and two quality new build dwellings to the rear. The barn has the advantage of good size gardens to the front and rear with that to the rear being walled and enjoying a sun trap southerly facing aspect with the potential of a garden room addition at the rear of the two storey section subject to the buyers obtaining necessary planning consents.

Farmborough is a popular country village location and Holly Farm is well situated within it set back from the main A39 close to its junction with The Street and a few moments walk from the Primary School which is rated as Outstanding by Ofsted. The village is surrounded by open countryside with immediate access to country walks etc. It has amenities including a community shop, memorial hall, parish church, hairdressers and village garage. There is a Co-Operative convenience store and petrol filling station just over a mile away at Marksbury. The Town of Midsomer Norton is 5.6 miles away and the property falls within the catchment of Norton Hill School to which we understand there is a daily bus service. The Town of Keynsham is 6 miles to the north with a good range of shops and amenities including a railway and Waitrose Supermarket. The Cities of Bristol and Bath are 11 and 9 miles away respectively and Bristol Airport is just over 12 miles to the west

In fuller detail the proposed accommodation comprises:

Ground Floor - Entrance Hall and dining room, living room, open plan family kitchen, two bedrooms and a shower room.

First Floor - Two double bedrooms both with en suite facilities.

Outside - The property is approached over a gravelled driveway owned by Holly Farm and over which the owners of The Barn will be granted right of way in return of a share of future maintenance costs.

Front Garden - 26.21m deep x 12.50m wide (to max) (86' deep x 41' - The front garden is laid to lawn with a garden pond.

Walled Rear Garden - 28.35m x 7.32m widening to 12.50m (93' x 24' widen - The garden is level and south facing with double gates leading to a proposed parking space.

Garage - 6.07m x 2.90m (19'10" x 9'6") - Immediately to the rear of the property lies an end terraced oak framed garage, approached through double entrance doors with a double glazed window to rear and a personal door linking to the garden. There is a small canopied area to the front of the garage and a parking space.

Planning - Planning and Listed Building Consent for the conversion was granted on 4th August 2021. Ref 20/04123/FUL and 20/043113/LBA which relates to the conversion of the cow byre and associated barn to residential dwelling and the listed building consents for internal and external alterations from conversion of the cow byre and the associated barn to residential dwelling.

The planning consents are a resubmissioned of a previous consent dating to 2015 Ref 15/0485/FUL and 15/01479/LBA which granted permission for the erection of two new dwellings at the rear of the plot and to the conversion of the existing barn and cow shed to create two dwellings with associated works and the related listed building consent. This consent is considered to be extant by virtue of the fact that the two new dwellings at the rear of the plot have been completed and sold. However the most recent application seeks to amend the internal layout and convert the barn to one dwelling rather than two units originally consented.

Interested parties are advised to familiarize themselves with planning history on the website of Bath and North East Somerset Council. The plans reproduced with these particulars indicate the proposed layout for the latest application.

Viewing - All viewing is to be strictly by prior appointment with the agents please who will arrange for access. All inspections of the inside of the buildings will need to be accompanied and are undertaken at the applicants risk. There will be no access permitted to the first floor in the two storey barn as this is deemed to be hazardous. In particular we request that no children should be allowed on site (those under 16 years of age) for health and safety reasons.
