Property description & features

  • CHARMING SEMI-DETACHED COTTAGE
  • APPROX 300 YARD LONG PLOT
  • SEMI-RURAL POSITION A MILE FROM NORTH WALSHAM
  • VIEWS OVER OPEN COUNTRYSIDE
DESCRIPTION A charming semi-detached cottage, formerly a railway crossing keeper's cottage, located in a lovely semi-rural position, but only a mile from the market town of North Walsham.

The property's accommodation is arranged to provide three bedrooms, two reception rooms, a fitted kitchen, shower room with white suite and a large walk-in pantry. There are also cast iron feature fireplaces in two of the bedrooms, solid fuel stoves fitted to the fireplaces in both the sitting room and dining room, night storage heating and panelled interior doors. The garden is a delight to view, the plot being approximately 300 yards long, and comprising cottage garden, vegetable plot and numerous mature trees. There is also a timber workshop, greenhouse and other sheds.

LOCATION
The property is located about a mile outside North Walsham and, with the exception of the adjoining property, there are no other immediate neighbours. The Norwich to Sheringham railway line passes next to the property and the level crossing, for which the house was originally the gate keeper's cottage, is still in use. However, it is only very rarely used by traffic, being more often crossed by Weavers Way walkers and cyclists wishing to pass around North Walsham rather than following the actual route of the footpath through the town.

Whist the property's postal address is Worstead, the nearest facilities are available within North Walsham, a thriving North Norfolk market town offering a range of shopping facilities, all levels of schools including sixth form college, doctors' surgeries, restaurants and leisure facilities. The town also has a railway station providing services on the Norwich to Sheringham line. The sandy beaches of the North East Norfolk coast are about six miles from the town, the Norfolk Broads are about twelve miles to the south and the city of Norwich is approximately 17 miles distant.

OUTSIDE The property stands within an unusually shaped plot which has an overall length of approximately 300 yards (scaled from an OS plan, and therefore subject to survey). To the front and side of the house a gravelled driveway provides parking space and there is also a small pond and several established shrubs and bushes.

Immediately to the rear of the property is an area of lawn, established hedging to one side, well stocked flower border, paved pathway, an outside tap, a greenhouse, a timber garden shed and a timber workshop (approx. 18' x 10') with paved base, double swing doors, windows on three sides, light & power. Although the driveway does not currently extend as far as the workshop, it does have the potential for use as a garage.
The next section of the garden is a pleasant cottage-style area, comprising a wide range of flowers, established shrubs and trees, with a pathway and arch leading through to the remaining garden. Adjoining this area is a timber shed housing the water pump which supplies the property and its neighbour.

Continuing down the garden, the next area is a vegetable plot, where there is also a further timber garden shed. Beyond this is a lawn, shaded by a mature apple tree with well stocked borders, a circular paved patio and a second larger patio with feature summer house and defined gravel path with timber inserts.

As you work down the remaining garden, there are a wide variety of established trees, mature shrubs and flowers. At the very bottom of the garden, the plot narrows down to a point.

Agent's Note: The boundary between this and the neighbouring property's garden is only defined part-way down. Please ask the agent for full details.

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
