This flat has always been a long term rental and I have over 19 years had 6 tenants. I look upon my tenants as a team and along as communication flows well so does the tenancy. I am a landlady who is available and who acts on major problems if I am being told and I feel communication is vital, as all my previous tenancies shows-seeing I have only ever had tenants who has made the flat a home and stayed min of 3 years. Please note the sq m is guesstimated not accurately measured by myself only by my tenant today.

I am hoping to find another tenant who is looking for along time home and who values a nice and clean flat.There has never been any animals nor smokers living in this flat .

Fountainbridge lies just west of the city centre and is adjacent to many other vibrant areas such as Tollcross, Bruntsfield and the West End. The Union canal lies just a skip and a hop away form the flat and offers lovely walks/area for exercise,cafees etc. I have added a map so you can see how far you can cycle/walk or rent a canal boat and just glide down the canal.

The area is undergoing major development, with many modern residential properties mixed with more traditional tenements. There is good local shopping throughout, a Tesco is a 3 min walk from the flat whilst Tollcross (Sainsbury/Coop) and Dalry Road offer further amenities like Lidl/Aldi .

Edinburgh Sports Club/ Racket club is only 20-25min walk away. They offer out door tennis, paddle, racket ball, squash and table tennis amongst other things . The Fountain Park Leisure Complex includes a multi-screen cinema, Nuffield Health Fitness & Wellbeing Gym and restaurants; the Union canal provides walking and cycle paths, whilst Bruntsfield Links and the Meadows offer vast open green spaces. Many attractions, business and educational institutions of Edinburgh centre can be reached easily on foot along with Haymarket Station; whilst regular bus services are available from Dundee Street and Haymarket station.
