Occupancy Terms - This flat is available for occupancy by an almshouse charity, The Charlton Bequest and Dispensary Trust.
As such the occupier will be classified as a resident and not a tenant. i.e. they will have no legal interest in the accommodation allocated by the Trustees. A resident will have permission to reside at the property following a formal appointment made by the Trustees in accordance with the trusts of the charity. This relationship is classified as a 'licence'
Occupancy Requirements - The Charlton Bequest and Dispensary Trust offers its accommodation to residents subject to a number of qualifying conditions where possible. As a charity, they wish to offer its' accommodation to 'poor or needy' residents of North Shields which has been accepted as being a current resident within the old County Borough of Tynemouth.
As the Trust is registered with the Almshouse Association it also introduces further recommendations. These include a preference for an older person or single person in need of accommodation. They would not allow pets due to the unsuitability of the accommodation and they do not consider the accommodation suitable for a family.
A proposed candidate will be interviewed by the trustees before being formally offered a 'Letter of Appointment'.
