Property description & features

  • Tenure: Freehold
To be sold for conversion for alternative use (subject to planning)

The Property
St Mary Magdalene Church, which is Listed, Grade II* was built in 1850 and designed by the eminent architect William Butterfield. The internal layout is conventional for a Victorian Church with a large, vaulted nave leading to the Altar to the East and a small Vestry to the north of the Church.

The Graveyard will continue to belong to the Parish who will preserve a right of public access.

The path leading to the Church forms a formal right of access for Church users.

Part of the churchyard may be included in the sale as amenity land depending on the needs of the use proposed and will be agreed with the successful bidder. Any necessary reciprocal rights of access will be reserved for the buyer and for visitors to graves.

The Location
St Mary Magdalene Church is located on the fringes of the village of West Lavington which is just outside the market town of Midhurst at the heart of the South Downs National Park.

Midhurst and the surrounding area have much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood, Pulborough and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast. There are many footpaths and bridleways in the area for walking and riding.

Agents Note
Access will be via the Lych Gate. Access at the bottom of the churchyard will not be included.

It will not be possible to prepare a contract in advance. Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
