Property description & features

  • Tenure: Freehold
A fantastic and cleverly extended family house with superb outbuildings and a delightful garden in the heart of the village.

Tucked away near the heart of the pretty village of South Perrott first glimpses of Sarum are most impressive, with its attractive façade a clever juxtaposition of old and new, constructed of local stone under a pretty slate roof.
Dating back to the 16th century, and justifiably Grade II Listed of architectural and historical importance, on first entering the property there is a real sense of space and charm. The property was cleverly and sympathetically extended in 2001 and is now a truly fantastic family home with well-proportioned and light rooms.
There are many rooms in the house worth a special mention including the superb drawing room which forms part of the extension and fastidious program of works that took place in 2001. This wonderful room has an attractive central stone fireplace and double doors leading out onto a secluded terrace and delightful garden. The original part of the house is totally untainted by inappropriate modernisation and offers any purchaser a chance to modernise with a sizeable family kitchen which is rare for a property of this type and age.
Alongside the kitchen is a study, dining room and a fantastic sitting/TV/snug room with a woodburning stove.
The principal bedrooms are situated on the first floor, two with en suite bath/shower rooms.
The real surprise however is the delightful and very good size garden which is a 'utopia' for children and animals, with a large lawned area and backing onto open countryside. There are two garden sheds and a greenhouse. The other outbuildings include a quadruple garage with superb office/storeroom above. (we have been told there was historical planning permission to convert the two garages with an upper floor area into a residence - now lapsed.)
All in all, this is a wonderful family home in a very popular and convenient location.

LOCATION
South Perrott is a pretty village ideally positioned on the Somerset/Dorset border amidst the spectacular landscape of this beautiful part of the South West. The village has a church and village hall and the nearest public house, the Winyards Gap, is less than 5 minutes drive. Day-to-day amenities including a shop, public house and primary school can be found at Mosterton, just under two miles. The fine market town of Crewkerne, approx. 3 miles, has a good range of high street and independent shops, supermarkets including Waitrose, medical practices, cafes, restaurants and pubs and leisure facilities including a leisure centre and swimming pool. The main line railway station (Exeter to London Waterloo) is about 5 minutes drive. The larger towns Dorchester and Yeovil are within easy distance and both offer a large range of facilities including main line stations to London Waterloo and several large 'superstore' supermarkets. There are out of town retail parks, leisure facilities including cinema, bowling and theatre, leisure centre with swimming pools at Yeovil, and large hospitals in both towns respectively. The stunning Jurassic coastline is under 15 miles, with many pretty coastal villages and towns, including the elegant resort of Lyme Regis with its attractive Cobb harbour and beaches, and Bridport, an attractive Georgian town with an excellent number of independent shops and the harbour at nearby West Bay.
