Tenant Fee Guide
Holding Deposit (Maximum 1 Week’s Rent)

May be non-refundable if:

You withdraw, fail to sign the tenancy within 15 calendar days (unless agreed otherwise),

You provide false/misleading information, or

You fail a Right to Rent check.

Fully refunded if the landlord is unable to proceed.

Tenancy Deposit (5 Weeks’ Rent)

Held to cover damages, dilapidations, or defaults by the tenant during the tenancy.

During the Tenancy
Rent & Payments

Late Rent: Interest charged at 3% above the Bank of England base rate.

Utilities & Services: Tenants are responsible for:

Gas, electricity, water, and sewerage

Telephone, broadband, TV licence

Cable/satellite installation & subscriptions

Council tax

Lost Keys or Security Devices

Tenants pay actual replacement costs.

If locks require changing, costs include:

Locksmith, new locks, replacement keys for all parties.

Additional admin charge: £30 if applicable.

Contract Amendments

Variation of Contract (At Tenant’s Request, if agreed by Landlord)

£50 (inc VAT) for agent’s costs in obtaining landlord’s instructions, preparing documents, and updating systems.

Change of Sharer (At Tenant’s Request, if agreed by Landlord)

£50 (inc VAT) per replacement tenancy or reasonable costs if higher.

Covers referencing, Right to Rent checks, deposit updates, and legal documents.

Early Termination (If Agreed by Landlord)

Tenants may be liable for:

Rent until the property is re-let or until tenancy expiry (whichever is sooner).

Payment of utilities, council tax, and bills until re-let or tenancy expiry.

Landlord’s reasonable re-letting costs (capped at remaining rent owed).

Other Permitted Payments

Any fees for breaches of tenancy, contractual damages, or statutory charges under relevant legislation.

Maintenance Call-Outs

If you report a maintenance issue and:

The fault is caused by you/your guests, or

No fault is found,
→ You’ll be responsible for call-out costs.

Unpaid amounts may be deducted from your deposit.
