A splendid three double bedroom, semi-detached house, set over three floors with parking for several cars in the ancient village of Sturry. Situated on the north bank of the Great Stour river, the agricultural village of Sturry affords access to beautiful countryside and woodland and yet is within easy reach of Canterburys bustling town centre.

A half glazed, UPVC door in the gable wall of the house opens into a welcoming entrance area in the well-proportioned kitchen diner. Directly in front as you enter are the stairs to the first floor and to the right, a door into the spacious living room, with its lovely log burner and large window overlooking the front garden.

With hard wearing ceramic tiled flooring throughout, the kitchen diner has a range of stylish high gloss, sleek design wall and base units, with ample work surface and a useful breakfast bar counter. A window wall, with an adjacent fully glazed door to the rear garden, floods the dining area with natural light. Whilst a useful lobby space, accessed from the kitchen and with a further door to the garden, provides additional storage cupboards and access to the WC beyond. The kitchen also benefits from the good sized understairs cupboard.

On the first floor, a horseshoe shaped landing gives access to the family bathroom, with a fully fitted suite, including a P shaped bath and matching combination vanity and toilet unit. There are also two double bedrooms, the larger of which is dual aspect, both with built in storage cupboards. The original third bedroom is now a delightful transitional area with the attractive staircase to the second floor and shelving with hanging space for coats below.

The stairs terminate in a small landing with a door to the left opening to a handy and practical study/bedroom space, whilst a door straight ahead opens to the master bedroom. As Cedar Road sits elevated from the residential roads behind it, this double bedroom provides far reaching views across woodland and the Stour Valley.

OUTSIDE:

To the front and side of the property a block paved driveway provides parking for a number of vehicles. The low maintenance, south facing rear garden has attractive decked areas and artificial grass as well as useful shed. A wooden gate provides access to the driveway at the side of the house.

SITUATION:

Cedar Road is located towards the southern edge of the village of Sturry, nestled on the north bank of the Great Stour river, three miles north east of Canterbury. The village is surrounded predominantly by fields for arable farming and livestock grazing, also large amounts of coppice woodlands still remain. A number of market gardens can be found in the countryside around the village.

Sturry has many clubs and organisations including the Womens Institute, The League of Friends, fitness and dancing classes. There is a Church of England primary school and the Independent Junior Kings boarding school. It has doctor and dental surgeries, a post office, chemist, Co-Op store, church, some lovely pubs nearby and a great restaurant.

Sturry railway station and the local bus service offers frequent services into Canterbury, whilst the M2/A2 road network for London and the Kent coast is just minutes away making it an ideal area for commuting.

The nearby Cathedral City of Canterbury is approximately three miles away and is a vibrant and cosmopolitan city, with a thriving city centre offering a wide array of High Street brands alongside a diverse mix of independent retailers, cafes and international restaurants. The city also offers a fine selection of sporting, leisure and recreational amenities, including the refurbished Marlowe Theatre.

Canterbury has an excellent choice of educational amenities, ranging from Grammar schools to well regarded private schools and three universities. Canterbury offers a regular rail service to London Victoria, Charing Cross and Cannon Street and the high speed rail link connects with Londons St Pancras from Canterbury West station in just under one hour.
