DESCRIPTION
Oaktree Cottages, comprising a row of 8 solidly-constructed semi-detached houses built in the late 1940s, is set back from Main Street on the Aylesbury
side of this rural village. Typical for houses of that time the house features solid walls throughout, and significantly, no other dwelling can be seen when looking out of the front or the back windows.
The large garden backs onto working fields, often having cattle, sheep or planted crop as neighbours. The elevation is of mellow brick, below a clay-tiled
roof and double-glazed windows. Internally the house is clean and neutrally decorated, allowing to the future occupant to move in and live in it straight away. There are tiled or laminate floors throughout, with the exception of the living room, stairs and upper landing.
Due to the configuration of the house and size of the garden, the house is suited to single or double storey extension at the rear, subject to planning permission.
This is something that several homes in Oaktree Cottages have already taken advantage of. The front door opens to the tiled floor hall. From the spacious
hallway you gain access to the kitchen, bathroom, living room and stairs. The tile-floored kitchen houses fridge/freezer, induction cooker with extractor fan,
dishwasher, double sink and cabinets. Apart from normal kitchen units, a period built-in dresser provides substantial further storage. The kitchen also has a working chimney, although currently not in use. There is space for the family to eat at the table in the kitchen. The kitchen window allows for views over the
open countryside. From the kitchen, a door leads to the second downstairs toilet and a utility room with space for washing machine and dryer. The utility room
also houses the central oil-heater which heats radiators and water.
The main bathroom is downstairs, fitted with bathtub and shower attachment, basin, toilet and heated towel rail. Floors are tiled, as are two of the walls. The large airing cupboard with built-in hot water tank and secondary hot water heater is also accessed from the bathroom.
The spacious living room runs the depth of the property, with windows to front and back always giving good light. It has a regularly used open fireplace and views over the fields to the rear of the property. Dimmer light switches provide the ideal lighting for all occasions. The staircase is straight and, from the top landing, the three bedrooms are accessed. The master front-facing bedroom features an additional large single-door walk-in cupboard. The second bedroom outlook is to the rear with ample space for bunk bed, cupboards etc. The third
bedroom is large, currently used as an office/guest bedroom. It runs the length of the property and has windows to the front and rear. It also has a working
open fireplace. From the landing the loft can be accessed. The loft itself is one third boarded.

OUTSIDE
To the front of the building the property has a gravelled drive allowing the parking of 3-4 cars. There is also additional ample shared parking perpendicular
to the road.

The front garden has a small lawn, hedges between the neighbours gardens and some shrubs.

The large rear garden can be accessed through the utility room composite back door, or directly from the drive along the path and side gate.
In the garden itself, a paved path leads to a patio and a large, fully insulated and electrified curved-roofed shed. Behind the shed is a further paved patio with
tap.

The garden features a grassed area, various flower beds, three raised vegetable beds, a wood storage area, compost bin, 2 outside taps and a large fire pit.
The garden backs directly on to working fields with a wooden fence on one side and a part-wood part-open wire fence on the other.
