Features and description

  • Road access
  • Gentle gradient
  • Equestrian planning consent
  • Dilapidated Stable block
  • For sale by Private Treaty
The Stables at Putts Corner are constructed of concrete block work walls with timber side cladding above a plastic-coated steel corrugated roof and are situated in approximately 6.02 acres (2.43 hectares) of land in all.

The stables extends to approximately 775 square feet (72 square metres) over a single floor and comprises of four loose boxes and a fodder store. Sadly, the stable block was subject to an arson attack in April 2021 which has meant that the stables are in a dilapidated state of repair and condition.

The land is all down to grass and benefits from beautiful views across the Devonshire countryside. The land has been used in the past for a variety of farming purposes.

The site is accessed through a single vehicular width gateway on the eastern boundary.

There is a small solar panel on the roof which powers the pendant ceiling light in the stables. Excluding this, there are no other services connected to the site however they are available nearby.

Planning consent was granted by East Devon District Council (Application reference: 17/0345/FUL) on the 8 February 2017 for the erection of a stable block only to be used for private purposes associated with Chineway Farm and not to be used for commercial purposes.

An additional planning consent was granted (Application reference: 20/0586/VAR) on 1 May 2020 which changed the wording of application reference 17/0345/FUL. This planning permission detailed that the stable block no longer had to be used in conjunction with Chineway Farm. However, the stable block must remain to be used for private stabling and shall not be used either partially or wholly for commercial purposes.

The prospective purchaser of the neighbouring modern farm building has agreed to construct an agricultural stockproof fence between the points marked A,B,C,D & E within 6 months following legal completion of the modern farm building. An agricultural stockproof fence will be constructed between points F & G by February 2022 at the latest by the neighbouring landowner.

The purchaser will be required to grant a wayleave on the area shaded blue to allow the prospective purchaser of the neighbouring modern farm building to install underground electricity cables across the retained land within 6 months following legal completion of the neighbouring modern farm building. The purchaser of the modern farm building will then have the right to repair, maintain and renew these electricity cables in perpetuity.
