History and Heritage
Brook House is set well back from the road in its landscaped plot and was given Grade II Listed status in 1983 as a property of special interest. It is believed to date from the mid-19th century and is constructed of yellow gault clay brick with a colour washed stucco front and a slate roof surrounded by a balustrade. The former coach house has been converted into a detached self-contained annexe, and attached to the double garage, is a versatile room which is currently used as a games room/gym/home office.

Ground Floor
A pillared porch shelters a part glazed entrance door leading into the impressive entrance hall which has flagstone flooring and a sweeping full cantilevered staircase to the galleried first floor landing. Character features include deep moulded ceiling coving, picture rails and deep skirting which continue through most of the house. The original panel doors lead to the ground floor rooms. A cloak hanging area, which is also used for wine storage, leads to the cloakroom which has a modern white suite set into a vanity unit.

Reception Rooms
The drawing room and the study are both at the front of the house with views over the garden. Both rooms have sash windows with shutters, ornate ceiling roses, and traditional marble fireplaces. The study has fitted bookshelves either side of the chimney recess, and the drawing room has a built-in cupboard and shelved display unit. The dining room has a traditional fireplace with an inset gas fire. A bay added at the rear could have French doors added to open the room to the rear courtyard. Master Bedroom Suite
The master bedroom is at the front of the house with sash windows overlooking the garden. A feature mirror is set into the chimney breast. Gardens and Grounds

Great Barford
The village of Great Barford lies on the River Great Ouse which is spanned by a 15th century bridge. It lies to the north east of Bedford and is surrounded by open countryside and farmland, rural surroundings which attract visitors for picnics, canoeing and angling. The village is mentioned in the Doomsday book as an important site, most probably due to the bridge, and is well known for its All Saints Church, which has a 15th century tower, and other historic buildings. The property is within walking distance of amenities in the village which include a village green, a post office, a general store, a public house and GP's surgery. Bedford, about 6.5 miles away has a wider range of shops and leisure facilities as well as private education facilities including the Harpur Trust schools.
