This is a brand new house built to a high specification in the Georgian style. The lay-out can be seen from the floor plans; the principal reception rooms flow from a central hall way and to the rear there is a lovely large family kitchen with views and access to the outside. All the bedrooms have a bath/shower rooms. The house is double glazed and has oil fired central heating, with under-floor to the ground floor. The main house is complemented by a detached two bedroom period cottage which has been renovated. Next to the cottage there is a two bay open fronted garage. The location and setting is charming being at the end of a no-through lane in an enviable 'edge of village' location, the land runs up a small valley along which runs a small stream. The house sits well back from the lane approached via its private drive.

Radford is a very attractive and peaceful hamlet situated on the river Glyme (which feeds the lake at Blenheim Palace) between Woodstock and Chipping Norton. The nearby village of Enstone is well served with a shop, two pubs (including the popular Crown) and a primary school. The larger centres of Woodstock, Chipping Norton and particularly Oxford provide a much wider and comprehensive range of services. The well-known Soho Farmhouse private members club and Daylesford Farm shop are also nearby. The London commute by rail is either from Charlbury to Paddington or from Oxford Parkway to Marylebone.
Communications are generally excellent with the A44 providing fast access to Oxford and the M40 Sporting facilities within easy reach include racing at Cheltenham and Newbury, golf at Burford and Chipping Norton and Hunting with the Heythrop. The surrounding countryside provides great country walks and riding along with shooting and fishing in the vicinity.
Good regional theatres are available in Oxford and the world famous RSC at Stratford upon Avon. Oxfordshire is a country that is also blessed with a range of good schools with The Dragon, Cothill and St. Hughes, Summerfields and St Edwards at Oxford, Radley near Abingdon, Cheltenham College, Kitebrook at Moreton in Marsh and Tudor Hall at Banbury, all within easy reach.

The house sits well in its grounds, there is a wide west facing terrace to the rear of the house overlooking the gardens, through which a pretty stream runs. The views to the front of the house are particularly lovely.
