Lease details
Properties at Mount Battenhall are held on 250-year reducing leases from 1 July 2020 from ERL (Worcester) Limited, Scutches Barn, 17 High Street, Whittlesford, Cambridge, CB22 4LT (registered in England & Wales, No: 10780048).
Monthly fee/ground rent
A monthly fee, currently £146.06 per week (£7,595 per annum) for one bedroom properties and £151.83 per week (£7,895 per annum) for two bedroom properties, is payable. This covers all aspects of operating and maintaining Mount Battenhall (including external building maintenance, buildings insurance, external window cleaning, communal area maintenance and running expenses, refuse collection, garden and grounds maintenance, daily concierge service, 24-hour on-site staffing, 1½ hours' domestic help per week, and a management fee).
There is a peppercorn ground rent, but no actual charge is made for this.
Charges when leaving or selling the property
A Deferred Development Payment of 6%, 8%, 10%, 12%, 14% or 16% of the selling price (occupancy of up to 1 year, 1 to 2 years, 2 to 3 years, 3 to 4 years, 4 to 5 years, 5 to 6 years and over respectively) is payable to ERL (Worcester) Limited on any sale or re-assignment of the lease.
