A wonderful opportunity to purchase 2 properties and an outbuilding set in a beautiful back drop of the Argyll Hills near Dunoon. The properties are just over a mile from the nearest road along a forestry track to the site where they enjoy tranquil views.
The properties were previously a residential outdoor centre founded around 1978 and operated until recently when like many other operations of this type, they were hit by Covid 19 restrictions. The location is peaceful and scenic with only 2 other properties in the region and has the possibility of being developed into a home of your dreams or as a commercial concern, such as a unique wedding venue, holiday accommodation or an outdoor centre or a quality bothy. The site consists of; the main house which is stone built with a slate roof over 1 ½ floors, currently set up as a bunk house with 5 bunk rooms, shower room, toilets and wash hand basins for both male and female. The larger bothy building is a converted barn which is also stone built with a slate roof. The bothy is divided into several areas with a large open space at the far end that was used as a dining area and a meeting room for the students, and a wood burning stove. At the top end is the comprehensive kitchen which could be upgraded to a commercial standard, and separate male and female toilets with a separate shower room. The outbuilding has been used as a tool store and has a lean-to wood shed. The property has a private water supply with a filter system housed in the main building, the filters are checked annually. A septic tank is situated to the north side of the barn and the electricity supply is off the mains.
Viewing strictly by appointment where you will be met at the car park at the lower end of the glen off the B836.
Directions to the property from the A815 north of Dunoon - after leaving Sandbank and the Holy Loch take a left turn onto the B836 heading for Glendaruel, Colintraive and Tighnabruaich, stay on this road for approximately 1 mile and take a left turn to a parking area where the road turn to the right over a bridge heading to Clachaig. The property is just over 1 mile along the forestry track from the main road.
The nearest amenities are in Sandbank on the outskirts of Dunoon where there is a local pub, newsagent/store and the Holy Loch Marina. Dunoon itself has plenty of shops to suit all requirements, cafes, pubs, leisure centres and numerous sports clubs. Dunoon town has a good range of welcoming pubs and restaurants, a library, hospital, secondary school, events centre, cinema, swimming pool and leisure centre.
Glenkin is a short drive from Western Ferry terminal from where there are frequent passenger and vehicular sailings across to Gourock. From here, the road and public transport links make it possible to commute on a daily basis to Glasgow and the central belt. It is equally possible to drive to Glasgow via Loch Lomond which takes a little longer but is via some of the most famous and breath-taking countryside in western Scotland. As with most parts of Scotland, one is never too far from a golf course and Dunoon is no exception - the district having three challenging courses. The expanding Holy Loch Marina is nearby with its berthing and associated chandlery services, an excellent base from which to sail and explore the world famous lower Clyde and Kyles of Bute inland sea lochs and waterways. Sea fishing is available on the Firth of Clyde and it is possible to fish for salmon and sea trout by permit on some of the rivers and lochs of the district, the River Eachaig and the freshwater Loch Eck only a few minutes′ drive to the north. The area is renowned for its spectacular scenery. Benmore Botanic Garden is only five miles away and there are near endless walks, hill climbs and quiet country roads offering wonderful rambling and cycling country.
