METHOD OF SALE – FORMAL TENDER
The property is to be sold by Formal Tender in 3 Lots, with a tender deadline of 12 noon on Thursday 17th December 2020. All offers should be delivered to the solicitors, Nalders, North Wing, Bickland House, Bickland Water Road, Falmouth TR11 4SB in a sealed envelope clearly marked ‘Tender for Treruffe House, Tolgullow’.
A digital copy of the formal Tender Pack will be available from the Agents. The pack will contain the legal documentation with regard to the property, as well as useful further information including searches.
In order to conform with Money Laundering Regulations all tenderers are required to provide two forms of identification - certified photographic ID (Passport or Driving Licence) and proof of current address (recent utility/Council Tax/bank statement).
When submitting a tender on Thursday 17th December 2020 before 12 noon, a deposit cheque equivalent to 10% of your offer will also be required, payable to Nalders Solicitors. Whilst the vendor is not obliged to accept the highest or any offer, if one of the offers is accepted, the solicitor will sign the Tender / Memorandum of Sale whereby there will be a legally binding agreement with Exchange of Contracts taking place. Completion will then take place 28 days thereafter or an alternative date by arrangement.
In addition to the purchase price, the buyers will reimburse the sellers the cost of the searches that have been provided as detailed within the Tender Pack.
The unsuccessful parties will have their cheques returned.
