What We are Selling A long private gated drive (off initial shared access) leads to a private five-acre parcel of land containing yard areas, two large 1600 sq. ft barns with self-sufficient solar panelled electricity, a washroom with w.c.'s and farm reception. One barn has permitted use for agriculture/livestock. The other barn has permitted use for the storage and repair of (non-specified) machinery. Setting & Location From Battlesbridge, the property is located a short way along Beeches Road on the north side (left hand side), the next property past Drake Trees Nursery. The setting is most desirable, the site being position a over 150 meters from the road and nestled in a private position by the River Crouch, yet well screened from the river by a high flood protection barrier. Agents/Useful Notes • Our client has more recently rented one of the barns to a tenant (now vacated). The nature of their business was Demolition. The tenant successfully achieved an Operators License for five Commercial HGV vehicles for a period of five years from the date approved. (Operators Licenses are not transferable). However, this previously successful application might indicate future possibilities, subject to their own application and relevant local authority permission.
• The Static Home on site is not registered and can remain on site with the sale. A second mobile home on site is available, by separate negotiation.
• The land is classified Flood Zone 3. A barrier/sea wall separates the lower Saltings from the remaining part of the site which is reported by our client to have never been affected.
• There is evidence of an old manege. This indicates that the site has formerly been used for equestrian purposes and there are four paddocks on the east side for grazing.
• There are no public rights of way across the land apart from water vessels using the river (over the riparian rights) to pass through.
• The initial turn-in area off Beeches Road will be for shared access to two properties: the neighbouring property, known as Rainbows End and separately gated onto to private access for Riverside Farm.

• Buyers will find that our client will be most amenable and helpful in respect to the sale. However due to the site having no residence and therefore is considered unsuitable for the purposes of residential mortgage applications, we would suspect that the buyer will be required to have cash/secured funds available to purchase.
