Built in 1820 originally as a three-storey country house, Little Barwick House was subsequently extended in the Victorian period with a two-storey addition plus a single storey wing on either side to accommodate the kitchen and orangery. Today the house is Grade II listed and its layout is largely unchanged from the 19th century. The outside is rendered and painted under a Welsh slate roof and faces west over its beautiful grounds which gently slope down away from the house. The front of the house is particularly striking with a flight of broad stone steps up to the front door and elaborate stone balconies with cast iron balustrade panels below the windows on either side. Internally the rooms are configured so that all the reception rooms and all but one of the bedrooms enjoy the lovely outlook over the grounds. It has also retained many of the original architectural features including extensive joinery, staircases, fireplaces and tall sash windows which allow natural light to fill the house. The house was bought in 2000 by its current owners when it was in a very tired state and has since been completely renovated to a high standard. It currently serves as an AA 5-star rated “restaurant with rooms” (see ), which feels just like a private house. Indeed, the only noticeable features that reflect its current use are the open-plan dining room/garden room, two adjacent cloakrooms and the professional stainless-steel fittings in the kitchen. The ground floor is comprised of five reception rooms including a lovely drawing room and sitting room which both have open fireplaces. Beneath the ground floor are two adjoining stone-flagged cellars. The bedrooms are distributed on three levels reflecting the upper floor of the Victorian extension and all have their own en suite bathroom or shower room. The single storey orangery wing has been converted into a charming double bedroom with its own en suite shower room and terrace.
The house is approached via a short gravelled driveway to an extensive parking area beside the house. The garden extends out to the front of the house and comprises a series of lawns that gently drop away. The lawns are divided by a series of paths and are fringed by rose and shrub borders supplemented by scattered specimen trees including an impressive deodar cedar and a tulip poplar. At the end of the garden are a further parking area with its own access and adjacent period coach house, which serves as a large single garage with an attached stable. A path leads on to a period-style, stone-built cottage which is set behind a screen of shrubs and mature trees and looks out across a series of four paddocks, one with a field shelter and all bound by post and rail
fencing.
The cottage was built in 2005 and comprises the entrance hall, cloakroom and the large U-shaped living room/kitchen with a wood-burning stove, separate seating and dining areas and a full fitted kitchen with a Falcon electric-powered range cooker. On the first floor are three bedrooms and the family bathroom. In all about 3.4 acres (1.38 hectares).
