Land

The land is predominantly level pasture interspersed with tidal drains and bordered by the wall of Yanlet Creek which curves around the land on the north, east and south sides. Near the centre of the land is Hooks Fleet, a large salt lake which is a haven for wildlife, particularly wetland birds.

There are two rights of way to the land from the east and west via the neighbouring farm roads, as shown on the sale plan. There are also informal rights of way, which have been used by the current owners for at least the last 15 years, from the west.

A former seawall runs through the land forming a divide between the pasture and saltings, providing access to the pasture in winter.

The land is grazed by a local farmer on a licence, and it is entered into a Higher Level Stewardship scheme which expires on 31st May 2023.

The approximate annual income is approximately £55,612.

The land is ideal for wildfowling with a number of small flight ponds as well as Yanlet Creek and Hooks Fleet providing ideal habitat for wild fowl.

The owners have shot over the land on a low key, sustainable basis. Game records are available if required.

Allhallows Marsh lies about between the villages of Grain and Allhallows on the Hoo Peninsula in north Kent. This peninsula is the northernmost point of Kent and is a mixture of low lying pasture and marshland sitting behind the sea wall that borders the River Thames.

Grain was formerly an island, detached from the rest of the peninsula by Yanlet Creek, a route formerly used by barges accessing the River Medway. Today, Yanlet Creek is silted up and no longer used; the village is linked to the peninsula by the B2001 (Grain Road) and includes a public house and Co-op convenience store.

Rochester is the closest town with a full range of amenities, a train station and access by car to the A2/M2, west for the M25 and London and east towards Canterbury and Dover.
