Video tours

A meticulously designed six double bedroom home located in a small gated development. Built by the current owners to their specific requirements, this outstanding property encompasses the needs of modern day requirements yet retains the charm and warmth of a family home.

With approximately 3,644ft2 arranged over three floors and backing directly onto Richmond Park, this property needs to be viewed to be fully appreciated.

The cottage is well screened from the road and indeed the Close itself by two historic Yew trees at the front which allow only limited glimpses of the property itself. There are double glazed doors and windows all around and, on the top floor, are large windows which open out to become small terraces to overlook Richmond Park. The design is of an elegant but simple plan form which enables great efficiency of movement within and around the house. The English country garden feel at the front merges into a Mediterranean patio at the rear giving freedom of movement and superb indoor-outdoor entertaining space. The house features a very large reception hallway with an impressive staircase surrounding a central atrium leading up to a featured roof-light at the apex of the house

LOCATION

The Cottage is in a secluded location on a private road within a gated community. There are additional security gates to the front and sides. Richmond Park forms the rear wall. The Cottage has spectacular views over Richmond Park with access to park 400 metres away via Ladderstile or Robin Hood gates. Access to Wimbledon Common is similarly close and within a few minutes walking distance.

The Cottage is in a central location equidistant between Kingston, Putney and Wimbledon as well as many local supermarkets. It is on the number 85 and K3 bus routes with the bus stop 50 metres away. It is therefore perfectly situated for rail and underground links to central London.
There is a wide choice of public and private schooling nearby. In addition to the park, there are several golf clubs in the local vicinity.

Local History

The property has been built on the site of the original coach house to Woodlawn Estate Manor House, which was one of the estates established in the Coombe area in the late 18th to early 19th century. Woodlawn Estate, from Kingston upon Thames Council records, was itself established prior to 1850.

The coach house, which became the former Woodlawn Cottage, has been lived in by the present owners since 1991. The previous Woodlawn Cottage had been extended over the years, including by the present owners, but was demolished by them in 2014 to make way for a new Eco-friendly house of size to accommodate several generations of the family.

Of general historical interest is the fact that the previous Cottage was used as an aid station in the Second World War. The conifer in the garden to rear is reputed to have been a gift to pre 1991 owners by Ingrid Bergman. The two trees at the front of the property are said to be at least 100 years old. The impressive front door is of an oversized Oak construction with a spyhole feature.
