Beyond the formal garden is a paddock extending to 1.5 acres. Cadgers Way is a wonderful family home with large private grounds. The property offers significant development potential, which could include the redevelopment of the house and/or paddock to provide either a single or multiple modern residences, subject to obtaining all necessary consents.
Cadgers Way, which is understood to have been
constructed in 1969, sits in an elevated position above Earlsferry and is accessed via a private road leading from Ferry Road. The house is constructed of brick, harled, beneath a pitched tiled roof and benefits from doubleglazing and mains gas central heating. The house is arranged so that the principal sitting room and the majority of bedrooms enjoy stunning views across the Firth of Forth towards the Bass Rock and Arthur's Seat. In addition to this,
a walkway leading from the rear of the property gives direct access into the first floor, allowing for the option of lateral living.
Outbuildings
Adjacent to the main entrance hall is a double garage, wine store and an additional single garage.
Gardens and paddock
Doors lead out from the family room to a large patio area and enclosed south facing walled garden laid to AstroTurf. There is also a separate enclosed BBQ area surrounded by a high stone wall. There are additional areas of garden to the front and rear of the house laid to lawn.
A gate from the walled garden leads to a 1.5 acre paddock. (See brochure for full details.)
