It also has a gorgeous, south facing garden which has been maintained and stocked with a stunning array of flowers and plants and has a timber framed summer house/office space. Spread over three generous floors it is a versatile property which will also appeal to professionals looking for additional space to work from home. There are two/three sizable reception rooms ideal for both entertaining and family time and there remains further potential to extend into the loft space – as many of the neighbours have shown. The schools within catchment are ‘outstanding’ and there are several parks nearby, plus the city and the beach are within walking distance, making this a highly attractive prospect for many.

Why you’ll like it:

Clyde Road is surprisingly quiet for such a central location; just minutes from the bustling Preston Circus and the North Laine Shopping District. The area is characterised by attractive tree lined Victorian terraces, and this house is a fine example with ornate architectural detailing on its white façade which has its door, sashes and title ‘Clyde House’ picked out in Royal Blue. It is elevated slightly above the street which gives it privacy from within, and once through the door, you are greeted by high ceilings and a wealth of period detail. Traditional style, patterned porcelain floor tiles flow along the entrance hall offering both form and function to the space, and above you the original corbels and cornicing has been retained.

To the left, what was originally two reception rooms have been opened to create one bright and sociable space with natural light streaming right through. The windows are timber framed sashes which have been restored in recent years and dressed with shutters for both style and privacy, and to the rear, these look out over the gorgeous garden. To the front of the room, the grand marble fireplace has been opened to warm the space during winter and has ample space for comfortable furnishings so the whole family can be together in the evening. Within the alcoves, bespoke shelving and storage has been created in keeping with the style of the house and the original floorboards have been sanded and varnished in walnut tones. The rear side of the room is a versatile space which could have many uses depending on need – for formal dining, relaxation, a play room or work space, and with timber bi-fold dividing doors, you could create a private fourth bedroom.

At the far end of the hall on this floor is the main bathroom which has a modern take on a period style. There is a freestanding claw foot bath and a separate shower with marbled wall tiles and traditional fixtures and fittings.

Stepping down to the lower level, the kitchen and dining room are beautifully bright spaces with garden views from every window. These floors have recently been sanded and varnished to brighten the room further and a dual fuel burning stove has been fitted to bring warmth and atmosphere to wintery suppers. Shaker units echo the tone of the floor offering a wealth of storage at both base and wall levels. These have been paired with dark quartz stone work tops and beneath these the washing machine and dishwasher are freestanding. The range cooker and tall fridge freezer have also been fitted and all can be negotiable with the sale. Pull-out drawers also offer clever storage solutions below the stairs – ideal for shoes or household items.

To the front, bedroom three is a peaceful and spacious double with a bay window looking out to the street. It is only partially lower ground on this side so natural light can filter through while also ensuring adequate privacy. A built-in wardrobe maximises the floor space, and with a second street entrance accessible from the hall, this is the ideal room for lodgers or older children who may like their independence on occasion.
Outside, the garden is a treat for the senses as it stretches far back with mature borders ensuring it is barely overlooked. Tall bamboos, passion flower, palms and olive trees add shape and texture while providing a much-needed habitat for wildlife, and flower beds have been expertly designed to offer colour throughout the year. A tiled patio area leads on to an area of lawn and a decorative brick path wends its way back through the garden to the summer house. This has its own electricity, insulation and WiFi so it could be used as a year-round work space, an art or yoga studio or a teenage den perhaps. There is another shed area for storage and a vegetable patch which thrives due to the favoured southerly aspect of the garden.

Returning to the house, there are two further double bedrooms on the top floor with built-in wardrobes and period fireplaces. The ceilings remain high up here and the views to the rear only improve the further up the house you go, now taking in the grand form of St Bartholomew’s Church rising up below big, open skies.

Agent’s thoughts:

This is a fabulous family home in excellent decorative order, and while it is already substantial, there remains further potential to extend both up and out. Being so favourably located, it is sure to attract the attentions of many.

Owner’s secret

“This house has been a joy to renovate and to live in, particularly in the summer when we spend many a warm evening sitting in the rear garden with a glass of wine as the sun goes down. It is the location though which we have really appreciated as Preston Circus has been transformed over the last few years. There are now so many lovely bars, cafes and restaurants, not to mention the Duke of York Cinema at the bottom of our road - we barely venture any further these days. We are downsizing slightly and moving out of the city to be nearer the family, but we will miss it here.”

Where it is:

Shops: Local 1 minute, North Laine 10 min walk

Train Station: Brighton Station is a 10 min walk
