MAPLESTONE, QUARR
SHEPTON MALLET BA4 5NP
Wells 5.5miles, Frome 12miles, Bruton 8miles
A charming and atmospheric period house of great character, quietly tucked away along a small no-through lane within easy reach of the centre of the historic market town of Shepton Mallet. With flexible accommodation and one bedroom annexe with sitting room.
Maplestone is a most appealing Grade II listed house originally a row of cottages believed to date from at least the 17th century. The property retains a wealth of original features including flagstone floors, exposed beams, stone mullion windows and impressive fireplace, all of which combine to create a house of great warmth and individuality. Today the house is run as a highly regarded bed and breakfast but would equally make a splendid private home.
Outside the property enjoys a delightful and secluded setting. Quarr is a quiet lane which continues beyond the house as a field entrance and footpath connecting with a network of countryside walks.
Guide Price £875,000
The accommodation is generous and versatile. A substantial entrance door opens into a welcoming reception hall with tiled flooring and exposed brick and timber walling along with excellent storage. A charming sitting room, stylish dining room along with a study and cloakroom.
The sitting room is particularly attractive with flagstone flooring, a window seat and a magnificent inglenook fireplace with wood-burning stove. The dual aspect dining room with its newly fitted oak flooring is equally characterful with alcoves and understairs cupboard. Steps lead up through to the well fitted kitchen which provides a comprehensive range of cupboards together with integrated appliances including Bosch ovens, induction hob, extractor and two dishwashers.
Beyond the sitting room is a practical laundry room housing the newly installed in 2025 boiler and hot water cylinder and laundry appliances.
Bedrooms are arranged across the upper floors and approached by charming staircases including a circular timber staircase. In the main house there are six bedrooms and four bathrooms. All the bedrooms have lovely views over the gardens to the front and rear. One of the bedrooms is currently used as an additional snug/sitting room with stairs to two further attic rooms which could be further enhanced should you wish.
There is a “coach house” style to one end of the house, behind one of the arched doors an entrance leads to a lobby and staircase rising to an impressive bedroom suite with its own ensuite shower room and double doors opening onto a small bridgeway leading to the garden.
At the other side of the house is “The Potting Shed” currently a fabulous self contained annexe providing a sitting room, bedroom and newly fitted shower room. This space offers excellent flexibility whether as owner’s accommodation, guest suite, dependent relative or would make an excellent working from home/therapy room.
A parking area lies in front of the coach house part of the house with excellent additional storage within the workshop garage and further archway leads through high stone walls into the enchanting courtyard garden. This sheltered space is beautifully planted and carefully tended, creating a wonderfully private garden including water feature and folly.
The rear garden is terraced and attractively planted with seating area and lovely open views to the park beyond.
Maplestone is well placed for access to many of Somerset’s most attractive destinations including Wells, Bath, Glastonbury and the Mendip Hills. The Bath and West Showground lies nearby and Kilver Court, with its gardens and designer outlets, is just a short walk away.

About the area
Shepton Mallet is an historic market town with the usual features and also benefits from a Mulberry Outlet Shop and Kilver Court being a major designer outlet. There is ongoing new development and the Prison was closed some years ago and is awaiting residential redevelopment. The thriving Cathedral City of Wells, about 5 miles away, with its many concerts and cultural events also provides a wide range of amenities. The increasingly well known town of Bruton is also just a short drive away.
This part of Somerset with the Mendip Hills to the north, Wells to the west and Frome to the east provides some truly hidden treasures within its undulating countryside.
Communications in the area have improved significantly with the upgrading of the A303 to a dual carriageway the majority of the way to the M3 and London. The A37 leads to Bristol and Bath whilst Bristol International airport is about 20 miles to the northwest. Of particular note is the mainline railway station at Castle Cary (Paddington about 100 minutes).
There are excellent schools for children of all ages within easy motoring distance including Millfield, the Blue School at Wells, Whitstone, Wells Cathedral School, Downside, All Hallows and Strode College at the town Street which is just a few miles to the south.
The area is well provided for with bridleways, quiet lanes and footpaths suitable for all outdoor enthusiasts. Golf is available at nearby Mendip Springs, Farrington Gurney and Wells. Racing at Wincanton, Salisbury, Bath and Taunton. Leisure centres at Shepton Mallet and Wells.
