NOVARA HOUSE, 6 NORTH ROAD

WELLS BA5 2TJ

A rare opportunity to acquire a substantial and beautifully presented home of considerable style and quality, set within generous grounds in one of Wells’ most sought-after locations.

A stunning light filled 4 bedroom house located with a short level walk (approximately 500 metres) of Wells Cathedral, the market square and the high street.

Set discreetly within its own generous grounds behind an attractive high stone wall, this exceptional house has been the subject of an extensive and imaginative programme of redevelopment and enlargement. The result is a beautifully appointed and highly individual home offering light filled, versatile accommodation ideally suited to modern living with a large and private garden.

Location

North Road is widely regarded as one of the Wells’ most desirable residential addresses, being conveniently placed for the city centre, schools and a wide range of amenities, whilst also offering easy access to the surrounding countryside, including the nearby Mendip Hills.

Accommodation

The generous accommodation is thoughtfully arranged, from the entrance hall the fabulous open plan living spaces which incorporate the kitchen, dining and sitting room with two sets of bifold doors all fitted with electric blinds as well as a useful additional study area – an impressive and sociable heart to the house. In addition, there is a further reception room offering a more formal sitting room to the front of the house. There is a downstairs cloakroom with loo and shower, a well planned utility room with a door to the outside and a generous larder cupboard.

On the first floor are four excellent double bedrooms (two enjoying views towards the Cathedral) together with two bathrooms. The main bedroom has excellent cupboards along with double doors opening onto a glass fronted Juliet balcony and a spacious ensuite bathroom with both bath and separate shower. This room is large enough to be divided to create a 5th bedroom if required.

The house extends to approximately 2,600 sq ft and is finished to a high standard throughout, with quality features including engineered oak and slate flooring, aluminium windows, oak internal joinery and aa well equipped contemporary kitchen with integrated appliances and central island. Heating is provided via gas fired central heating with zoned underfloor heating to the ground floor and bathrooms.

Outside

The property is approached via double timber gates opening into a substantial gravelled courtyard providing parking for numerous vehicles, together with a double garage offering further potential (subject to any necessary consents). To the south side lies a particularly attractive and private garden, enjoying a sunny aspect and extending to just over a quarter of an acre – quite rare for such a central position within Wells. The garden includes a terrace adjoining the house, ideal for outdoor entertaining together with lawned area, mature planting and a productive kitchen garden with raised beds and greenhouse and additional useful shed.

About the area

Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield .

P.S.

A few extra comments.

Mortgages – we can help.

Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.

Sometimes we can negotiate an agreement to suit both sellers and buyers.

Sometimes a bridging loan can solve problems and remove stress.

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market.
