Linton is, possibly, the most beautiful village in the Dales. It has an active community, a popular pub, the beautiful green with Captain’s beck running through it, a natural adventure playground for children to explore. Within a short walk from the village there are excellent primary schools, a secondary school rated as Outstanding, and there is good transport to the grammar schools of Skipton. For commuters Skipton is just 15 minutes’ drive with connections to Leeds and Bradford, and a direct train to London.
Manor House is set on the edge of the village and benefits from a southerly aspect garden, off street parking, gigabit internet access, PV solar panels and excellent neighbours.
The oldest part of the house was built around 1600. In the 1990’s a substantial refurbishment was undertaken and the house was further extended in 2009 with the addition of a large garden room.
Family sized houses in Linton rarely become available. Manor House has been our home for twenty-five years, and is now ready for a new family to move in and enjoy living in this idyllic place.

Briefly the new owners will be getting:

•There is a comprehensive range of base and wall units to all four walls with worktops of marble and sycamore, lots of storage and space to house a large fridge/freezer.
•There is plumbing for a dishwasher and numerous sockets and USB charger points.
•The kitchen island houses the Belfast sink and provides a breakfast bar with space for four people.

Garden Room
•To the right, through a large opening is the garden room with its high apex ceiling. Light pours in from double glazed windows, patio doors to the south elevation and three remote controlled Velux roof lights (complete with rain sensors). This is a stunning space with views over the garden and to the fells beyond.
•The room is a great space and offers lots of possibilities such as a day room, dining room, comfy seating area or all three.
•There are numerous power sockets in this room, both 13 amp and 5 amp, satellite TV and Ethernet outlets.
•The floor is tiled in beautiful travertine tiles with wet system underfloor heating. Being recently constructed this room has been built to modern building standards and is fully insulated.

Back passage
•Through the glazed kitchen door you step into a hallway of generous proportions which leads to the old and historical part of the house, complete with original beams.
•It has a deeply recessed cupboard and a double-glazed window looking on to Lauradale Lane.

Snug
•Off the back passage is the delightful snug. With its beautiful stone fireplace surround and original beams, it is a lovely cosy space. There are options to install a fire either solid fuel or using the available gas supply.
•There are 13amp and 5amp sockets in this room along with satellite TV and Ethernet.
•To keep the room cosy at night old pine shutters provide a total blackout.

Living Room
•Stepping down into the Living room there is a large under stairs storage cupboard with power and light.
•A large stone fireplace houses a log burner and ancient beams stretch across the ceiling.
•To the right of the fireplace is a recessed old door alcove now housing shelves.
•There are double-glazed French window style doors leading out on to an enclosed patio.
•Another recessed door alcove is now a large cupboard.

Utility room/shower room and toilet.
•Through the reclaimed pine tongue and groove door is the utility room/downstairs shower room, with electric overhead shower, Belfast sink and toilet.
•There is plumbing for a washing machine in two areas here. Behind the door are shelves for laundry or storage and a space for either a washing machine or a fridge/freezer.
•The floor features beautiful reclaimed stone flags. There are windows at either end of the room.
•The mullioned windows offer a unique view down through the village and the old quern stones are a real talking point as this is the very oldest part of the house.

Taking the stairs you arrive at a landing in the centre of the house, turning to the right takes you to the master bedroom.

Shower room 1
It has a tiled floor and large heated mirror and features a walk in shower with Grohe waterfall overhead and hand-held shower fittings.
•There is a toilet and twin basins with Grohe fittings, set on top of Miller solid wood double drawers, beside a useful storage cabinet.
•There is a dual-fuel towel radiator which can work independently of the central heating system in summer.
•The window is a double glazed false sash window

Shower room 2
•The shower has Hans Grohe fittings and a waterfall overhead shower.
•There is a small basin wall mounted with a drawer underneath and the close-coupled toilet has a storage cupboard above.
•A towel radiator and heated mirror with light complete this room.

Outside area
•There is a large driveway surrounded by ancient yew trees which provide excellent shelter from frosts in winter. The drive is predominantly gravel chippings. There is a five bar gate at the entrance and movement activated lights. There is a large wooden workshop here with electricity and water supply.
•In addition, there is a substantial log store and compost bins plus an area to park waste bins.
•The mature garden has a combination of flower beds containing established shrubs, fruit trees, plants and a lawned area. To the left is a small patio area which gets the last of the evening sun in summer.
•At the far end, near the kitchen door, are two large raised vegetable beds. There is a further outside tap here.
•An enclosed yard area currently houses storage sheds and is an ideal area for a dog run.
