Coastal development opportunity with planning permission for a contemporary replacement dwelling, demolition of existing mundic dwelling approved. Architect designed contemporary coastal house with accommodation arranged over three floors with off road parking and garden.

An exciting opportunity to acquire a coastal development site situated on Chywoone Hill within the highly sought after harbour town of Newlyn.

Planning permission has been granted for the construction of a contemporary replacement dwelling designed to respond to the natural slope of the site and its coastal surroundings. The proposed house has been carefully designed by Apex Architecture and will provide spacious accommodation arranged over three floors.

The approved design incorporates a generous open plan kitchen, dining and living space together with multiple bedrooms and additional living accommodation, with the layout taking advantage of the site levels and outlook. The property will benefit from off road parking together with landscaped garden areas.

Newlyn is one of Cornwall’s most characterful coastal towns and remains a working fishing harbour with a thriving local community.

The town offers a range of everyday amenities including shops, cafés, restaurants and galleries, together with easy access to the larger town of Penzance which provides further shopping, leisure and transport connections including a mainline rail link to London Paddington.

The surrounding coastline is renowned for its natural beauty with nearby coastal walks, beaches and sailing opportunities making the area highly desirable both as a permanent residence or second home location.

“Once constructed the property will create a striking contemporary coastal home in one of West Cornwall’s most sought after harbour locations.”

PLANNING SUMMARY
Planning permission has been granted by Cornwall Council for the construction of a contemporary house arranged over three levels with associated parking and garden. Key planning conditions relating to materials and parking arrangements have already been formally discharged by Cornwall Council, confirming that the approved details are acceptable. Further information is available under planning reference PA20/05252 together with subsequent amendments.

The architectural approach combines traditional materials with contemporary design, including natural slate roofing and cladding, rendered elevations and modern glazing to create a high quality coastal home. Opportunities to construct new homes within the centre of Newlyn are increasingly rare, making this an attractive opportunity for a self builder, developer or purchaser seeking to create a bespoke coastal residence.

DESIGN AND SPECIFICATION
The approved dwelling has been designed to create a modern coastal home that sits comfortably within its surroundings. The specification includes the use of natural slate roofing and cladding designed specifically for exposed coastal environments. The proposed Riverstone phyllite slate provides a durable and high quality material with a long expected lifespan, making it particularly suitable for properties located close to the sea. The overall design combines contemporary architectural elements with natural materials to create a distinctive yet sympathetic addition to the street scene.

SERVICES
Prospective purchasers should make their own enquiries with the relevant utility providers regarding connection of services.

Kivells can be traced back to 1885 when William Thomas Kivell set himself up in business as an auctioneer and land agent, first in Pyworthy and then in Holsworthy. What follows is an account of the Kivell family over four generations in the development of the firm of Kivells, from its origins as a one-man business in the late nineteenth century to its position today as one of the leading firms of Auctioneers, property agents and chartered surveyors in the West Country. William Kivell went on to grow the business and was joined by his sons forming Kivell and Sons, selling farm property and holding livestock auctions. Kivells is a very different firm from that founded by William Thomas Kivell in 1885, however the nature of the business and its ethics remain the same all be it with a much larger area of operation. The firm has recently became a limited company with one of the five directors being David Kivell, a great-grandson of William Kivell. It is organised around five divisions:- Agricultural sales and auctions (including the 3 livestock markets at Holsworthy, Hallworthy and Exeter and on farm sales throughout the Westcountry). Farm, Residential and Commercial Property (covering sales, auctions and lettings). Professional and Valuation work (including surveys, property management, rent reviews and full project management) Machinery and Heritage department (specialise in the sale of steam engines and all manner of vehicles, agricultural and domestic bygones). Kivells now operate from 5 main offices (Exeter, Holsworthy, Launceston, Liskeard and Bude) and 3 market centres (Holsworthy, Exeter and Hallworthy) and the firm employs around 170 full and part-time staff.
